AN ORDER APPROVING A LOT SPLIT FOR THE PROPERTY
CONSISTING OF 42.08 ACRES LOCATED AT 4503 ELEVEN MILE
ROAD, FORT PIERCE, FLORIDA, OWNED BY PAUL H. FREEMAN
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by Michael T. Owen, PSM, evaluated the comments of the
Development Review Committee, and made the following determinations:
1. The Lot Split application has been approved for the property consisting of 42.08 acres,
which has an R/C (Residential, Conservation) and AG-2.5 (Agricultural — 1du/2.5ac)
zoning designation, and is legally described and approved as follows:
LEGAL DESCRIPTION - PARENT TRACT
THAT PART OF THE SOUTH 1/2 OF THE SOUTHWEST 1/4 OF THE
SOUTHWEST 1/4 PF SECTION 33, TOWNSHIP 35 SOUTH, RANGE 39 EAST,
LYING EASTERLY AND SOUTHERLY OF ELEVEN MILE CREEK.
CONTAINING 42.08 ACRES, MORE OR LESS.
DIVIDED AS FOLLOWS:
PARCEL ONE:
THAT PART OF THE S 1/2 OF THE SW 1/4 OF SECTION 33, TOWNSHIP 35
SOUTH, RANGE 39 EAST, LYING EASTERLY AND SOUTHERLY OF ELEVEN
MILE CREEK, LESS AND EXCEPT OF THE SOUTH 483.00 FEET THEREOF.
CONTAINING 22.17 ACRES, MORE OR LESS.
PARCEL TWO:
THE SOUTH 483.00 FEET OF THAT PART OF THE S 1/2 OF THE SW 1/4 OF
SECTION 33, TOWNSHIP 35 SOUTH, RANGE 39.
CONTAINING 19.36 ACRES, MORE OR LESS.
2. The Development Review Committee has reviewed the lot split application for the subject
property and found it to meet the technical requirements of the St. Lucie County Land
Development Code and has satisfied the standards of review set forth in Section
11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the parcel's eligibility for a one-time lot split
pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That
analysis can be found in the memorandum dated October 22, 2021, entitled Paul H.
Freeman Lot Split LS-5202025746.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for Paul H. Freeman is hereby approved by the Planning and Development Services

Director as shown on the boundary survey (Exhibit A) prepared by Michael T. Owen,
PSM. dated August 8, 2021, subject to the following conditions:
Within 30 days of approval, the applicant and/or property owners shall record
warranty deeds in the St. Lucie County Public Records, reflecting the legal
descriptions in accordance with the survey dated August 8, 2021, prepared by
Michael T. Owen, PSM.
2. Within 30 days of Lot Split approval, the applicant and/or property owner (s) shall
record warranty deed recorded in the St. Lucie County Public Records reflecting the
two (2) newly created parcels, with legal descriptions in accordance with the revised
survey dated August 8, 2021, prepared by Michal T. Owen, PSM, Engineering Design
& Construction.
3. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code.
4. At the time of building permit submittal, an updated boundary survey shall be required
showing the edge of water and ordinary high-water line and the method used to locate
the water boundary.
B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of any
private drives, roads, streets, easements, or rights -of -way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
