A RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF
ST. LUCIE COUNTY, FLORIDA, TO DEFINE A CLASS A MOBILE
HOME AS A SINGLE-FAMILY DETACHED DWELLING UNIT IN THE
AG-1 (AGRICULTURAL -1) ZONING DISTRICT
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
testimony and evidence, including but not limited to the staff report, has made the following
determinations:
1. Eric Leonhard presented an application to define a 28' X 44' Class A Mobile Home as a
detached single-family (guest house) dwelling unit in the AG-1 (Agricultural — 1) Zoning
District for the property legally described in Paragraph "B" and depicted on the attached
survey as Exhibit "A".
2. On December 7, 2021, the Board of County Commissioners held a public hearing on the
petition, after publishing notice in the St. Lucie News Tribune at least 10 days prior to the
hearing, installing a sign on the property and notifying by mail all owners of property
within 500 feet of the subject property.
3. The proposed mobile home is consistent with the goals, objectives, and policies the St.
Lucie County Comprehensive Plan and has satisfied the standards of review set forth in
Section 11.05.02(E) — Class "A" Mobile Home Permits of the St. Lucie County Land
Development Code.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie
County, Florida:
A. The St. Lucie County Board of County Commissioners hereby approves the request of
Eric Leonhard to define a Class A Mobile Home as a detached single-family (guest
house) dwelling unit, for the property described in Paragraph B, subject to the following
conditions of approval:
1. Prior to any soil disturbance or removal of any vegetation, issuance of a Vegetation
Removal Permit or Exemption is required and shall be issued concurrently with a
building permit.
2. Within 60 days of issuance of a vegetation removal permit or exemption, all
Category I invasive species shall be eradicated from the site.

B. The subject property on which this Class "A" Mobile Home Permit is being proposed is
described as follows:
THE SOUTHEAST ONE-QUARTER OF THE SOUTHWEST ONE-QUARTER OF
SECTION 3, TOWNSHIP 34 SOUTH, RANGE 39 EAST, EXCEPTING THEREFROM,
THE WEST 330 FEET THEREOF AND FURTHER EXCEPTING A PARCEL SITUATE
IN THE SOUTHEAST CORNER AND DESCRIBED AS FOLLOWS:
BEGINNING AT A POINT WHICH IS 25 FEET NORTH AND 50 FEET WEST OF THE
SOUTHEAST CORNER OF THE SW '/4 OF SECTION 3, TOWNSHIP 34 SOUTH,
RANGE 39 EAST (WHICH IS THE POINT OF INTERSECTION OF THE NORTH RIGHT
OF WAY LINE OF RUSSOS ROAD AND THE WEST RIGHT OF WAY LINE CANAL
#7): THENCE RUN NORTH ALONG SAID CANAL RIGHT OF WAY LINE DISTANCE
OF 206 FEET TO A POINT; THENCE RUN WEST, PARALLEL WITH RUSSOS ROAD,
A DISTANCE OF 250 FEET TO A POINT; THENCE RUN SOUTH PARALLEL WITH
CANAL #7, A DISTANCE OF 206 FEET TO A POINT IN THE NORTH RIGHT OF WAY
LINE OF RUSSOS ROAD; THENCE EAST TO A POINT OF BEGINNING AND LESS
CANAL RIGHT OF WAY, AS RECORDED IN CHANCELLOR ORDER BOOK 3, PAGE
293 AND LESS THE RUSSOS ROAD RIGHT OF WAY, AS RECORDED IN
COMMISSIONERS MINUTE BOOK 4, PAGE 410; SAID LAND LYING, SITUATE AND
BEING IN ST. LUCIE COUNTY, FLORIDA.
CONTAINING: 27.24 ACRES MORE OR LESS.

C. The developer is advised as part of this Class A Mobile Home Permit approval, including
any successors in interest, the developer shall obtain all applicable development permits
and construction authorizations from the appropriate state and federal and local
regulatory agencies including, but not limited to, the United States Army Corps of
Engineers, the Florida Department of Environmental Protection, and South Florida Water
Management District, and the St. Lucie County Environmental Resources and Building
Departments prior to the commencement of any development activities on the property
described in Part B. Issuance of this permit by the County does not in any way create
any rights on the part of the developer to obtain a permit from a state or federal agency
and does not create any liability on the part of the County for issuance of this permit if
the developer fails to obtain requisite approvals or fulfill the obligations imposed by a
state or federal agency or undertake actions that may result in a violation of state or
federal law.
D. A copy of this Resolution shall be mailed to the owner and agent of record as identified
on the application.

E. This Resolution shall be recorded in the Public Records.
