WHEREAS, the St. Lucie County Planning and Development Services Director hE
reviewed the application for a Lot Split submitted by Bogra I, LLC and UT Land Compan
LLC, evaluated the comments of the St. Lucie County Development Review Committee, ar
made the following determinations:
1. The Lot Split (Lot Line Adjustment) application is approved for the properties

2. The Development Review Committee has reviewed the lot split application for the
subject properties and found it to meet the technical requirements of the St. Lucie
County Land Development Code and has satisfied the standards of review set forth in
Section 11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the eligibility for a one-time split of Parcel
ID: 4201-113-0001-000-3, pursuant to Section 11.03.04 of the St. Lucie County Land
Development Code. The analysis can be found in the memorandum dated December
29, 2021, entitled United Teleports - SES Lot Split- LS-10202126204.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director
of St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the
United Teleports Lot Split is hereby approved by the Planning and Development
Services Director as shown on the boundary survey prepared by Michael T. Owen,
PSM, Environmental Design & Construction (EDC), Inc., dated December 10, 2021,
subject to the following conditions of approval:
1. Within 30 days of this Lot Split approval there shall be two (2) warranty deeds
recorded in public records, in accordance with the revised survey dated December
10, 2021, prepared by Michael T. Owen, PSM, Environmental Design &
Construction (EDC), Inc., and as follows:
a. Parcel "1" Adjusted: Warranty Deed shall reflect the newly created legal
description, consisting of 117.928-acrea.
b. Parcels "2" & "2A" Combined: Warranty Deed shall reflect the newly
created 5.96-acre tract of land that will be combined with parcel ID #4201-
113-0001-030-2 as the newly created legal description that will consist of a
total 8.788-acres.

2. No further division of the property is permitted unless a final record plat is
submitted in accordance with Section 11.03.04 of the Land Development Code.
B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of
any private drives, roads, streets, easements, or rights-of-way providing ingress and
egress or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part "A"
and shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
