A RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF
ST. LUCIE COUNTY, FLORIDA, TO DEFINE A CLASS "A" MOBILE
HOME AS A SINGLE-FAMILY DETACHED DWELLING UNIT IN THE
PORTION OF THE PROPERTY DESIGNATED BY THE RS-2
(RESIDENTIAL, SINGLE-FAMILY - 2) ZONING DISTRICT
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
testimony and evidence, including but not limited to the staff report, has made the following
determinations:
Leta and Jose Guzman presented an application to define a 26.7' X 56' Class "A" Mobile
Home as a detached single-family dwelling unit within the portion of the property
designated by the RS-2 (Residential, Single -Family - 2) Zoning District, for the property
legally described in Paragraph "B" and depicted on the attached survey as Exhibit "A".
2. On June 7, 2022, the Board of County Commissioners held a public hearing on the
petition, after publishing notice in the St. Lucie News Tribune at least ten (10) days prior
to the public hearing, installing a sign on the property, and notifying by mail all owners of
property within 500 feet of the subject property.
3. The proposed mobile home is consistent with the Goals, Objectives, and Policies of the
St. Lucie County Comprehensive Plan, and has satisfied the Standards of Review set
forth in Section 11.05.02(E) — Class "A" Mobile Home Permits, of the St. Lucie County
Land Development Code.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie
County, Florida.
A. The St. Lucie County Board of County Commissioners hereby approves the request of
Leta and Jose Guzman to define a Class "A" Mobile Home as a detached single-family
dwelling unit, for the property described in Paragraph "B", subject to the following
conditions of approval:
1. Prior to any soil disturbance or removal of any vegetation, issuance of a Vegetation
Removal Permit or Exemption is required and shall be issued concurrently with a
building permit.
2. Within sixty (60) days of issuance of a vegetation removal permit or exemption, all
Category I invasive species shall be eradicated from the site.
B. The subject property on which this Class "A" Mobile Home Permit is being proposed is
described as follows:

C. The developer is advised as part of this Class "A" Mobile Home Permit approval,
including any successors in interest, the developer shall obtain all applicable
development permits and construction authorizations from the appropriate State and
Federal and local regulatory agencies including, but not limited to, the United States
Army Corps of Engineers, the Florida Department of Environmental Protection, and
South Florida Water Management District, and the St. Lucie County Environmental
Resources and Building Departments prior to the commencement of any development
activities on the property described in Part "B". Issuance of this permit by the County
does not in any way create any rights on the part of the developer to obtain a permit
from a State or Federal agency and does not create any liability on the part of the
County for issuance of this permit if the developer fails to obtain requisite approvals or
fulfill the obligations imposed by a State or Federal agency or undertake actions that
may result in a violation of State or Federal law.
D. A copy of this Resolution shall be mailed to the owner as identified on the Class "A"
Mobile Home application.
E. This Resolution shall be recorded in the Public Records.
