LUCIE COUNTY, FLORIDA, TO DEFINE A CLASS "A" MOBILE HOME AS A SINGLE-FAMILY DETACHED DWELLING UNIT IN THE RS-3 (RESIDENTIAL, SINGLE-FAMILY - 3) ZONING DISTRICT WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the testimony and evidence, including but not limited to the staff report, has made the following determinations: 1. David White presented an application to define a 26' X 44' Class "A" Mobile Home as a detached single-family dwelling unit within the RS-3 (Residential, Single -Family - 3) Zoning District for the property legally described in Paragraph "B" and depicted on the attached survey as Exhibit "A". 2. On June 7, 2022, the Board of County Commissioners held a public hearing on the petition, after publishing notice in the St. Lucie News Tribune at least ten (10) days prior to the public hearing, installing a sign on the property, and notifying by mail all owners of property within 500 feet of the subject property. 3. The proposed mobile home is consistent with the Goals, Objectives, and Policies of the St. Lucie County Comprehensive Plan, and has satisfied the Standards of Review set forth in Section 11.05.02(E) — Class "A" Mobile Home Permits, of the St. Lucie County Land Development Code. NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie County, Florida. A. The St. Lucie County Board of County Commissioners hereby approves the request of David White to define a Class "A" Mobile Home as a detached single-family dwelling unit, for the property described in Paragraph "B", subject to the following conditions of approval: 1. Prior to any soil disturbance or removal of any vegetation, issuance of a Vegetation Removal Permit or Exemption is required and shall be issued concurrently with a building permit. 2. Within 60 days of issuance of a vegetation removal permit or exemption, all Category I invasive species shall be eradicated from the site. B. The subject property on which this Class "A" Mobile Home Permit is being proposed is described as follows: Resolution No. 2022-99 Page 1 MH-2202226289 LEGAL DESCRIPTION: THE NORTH 1/2 OF LOT 10, BLOCK 15, INDRIO UNIT NUMBER ONE, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 5, PAGE 42, PUBLIC RECORDS OF ST. LUCIE COUNTY, FLORIDA; MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT THE NORTHWEST CORNER OF SAID LOT 10, RUN THENCE EASTERLY ALONG THE NORTH LINE OF SAID LOT 10 A DISTANCE OF 160.56 FEET. MORE OR LESS, TO THE NORTHEAST CORNER OF SAID LOT 10; THENCE RUN SOUTHERLY ALONG THE EAST LINE OF SAID LOT 10 A DISTANCE OF 53.52 FEET TO A POINT; THENCE RUN WESTERLY PARALLEL WITH THE NORTH AND SOUTH LINES OF SAID LOT 10 TO A POINT ON THE WEST LINE OF SAID LOT 10, WHICH IS 53.52 FEET FROM THE NORTHWEST CORNER OF SAID LOT 10 TO THE NORTHWEST CORNER OF SAID LOT 10, BEGIN THE POINT OF BEGINNING. LOT AREA: 8,028 SQUARE FEET; 0.18 ACRES+/ - Parcel ID: 1416-601-0042-000-1 Address: TBD - W. Del Mundo Street, Fort Pierce, FL 34946 C. The developer is advised as part of this Class "A" Mobile Home Permit approval, including any successors in interest, the developer shall obtain all applicable development permits and construction authorizations from the appropriate State and Federal and local regulatory agencies including, but not limited to, the United States Army Corps of Engineers, the Florida Department of Environmental Protection, and South Florida Water Management District, and the St. Lucie County Environmental Resources and Building Departments prior to the commencement of any development activities on the property described in Part "B". Issuance of this permit by the County does not in any way create any rights on the part of the developer to obtain a permit from a State or Federal agency and does not create any liability on the part of the County for issuance of this permit if the developer fails to obtain requisite approvals or fulfill the obligations imposed by a State or Federal agency or undertake actions that may result in a violation of State or Federal law. D. A copy of this Resolution shall be mailed to the owner as identified on the Class "A" Mobile Home application. E. This Resolution shall be recorded in the Public Records.
