A RESOLUTION ACCEPTING A SPECIAL WARRANTY DEED OF DONATION

PARTIAL RELEASE OF UNITY OF TITLE
THIS PARTIAL RELEASE OF UNITY OF TITLE ("Partial Release") is made this
/( day of MO V, , 2022, by the City of Ft. Pierce (the "City"), a municipal
corporation organiAed and existing under the laws of the State of Florida, whose
address is 100 N. U.S. Highway 1, Fort Pierce, Florida 34950.
For valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, the City hereby agrees to this Partial Release as follows:
1. Unity of Title. Cone & Graham, Inc., a Florida corporation, predecessor in
interest to SP Place LLC ("Owner"), a Florida limited liability company, executed a
Unity of Title "Unity of Title") recorded on March 25, 2020, in Official Records Book
4400, Page 2911, of the Public Records of St. Lucie County, Florida. The Unity of Title
requires that the property described therein ("Property") shall be considered as one
plot and parcel of land and that no portion of said plot and parcel of land be sold,
transferred, devised, or assigned separately except in its entirety as one plot or parcel
of land, until such time as the same may be released in writing by the City Commission
for the City.
2. Partial Release. This Partial Release is given to release and remove
from the Unity of Title portions of the Property legally described and depicted in
composite Exhibit "A" ("Released Property") attached hereto and made a part hereof,
in order to allow Owner to dedicate the Released Property to St. Lucie County for right-
of-way purposes. The Unity of Title shall have no further force or effect with respect to
the Released Property.
