AN ORDER GRANTING APPROVAL OF AN ADMINISTRATIVE SETBACK
VARIANCE OF ONE FOOT INTO THE REQUIRED 15 FOOT REAR SETBACK FOR A
MOBILE HOME ON A PROPERTY LOCATED IN THE SAVANNAH CLUB PLAT
PHASE THREE, LOT#73 AT 3601 WESTCHESTER CT., PORT ST. LUCIE, 34952, ST.
LUCIE COUNTY, FLORIDA.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for an administrative mobile home setback variance. including but not limited to the
staff report, and made the following determinations:
1. On July 20. 2022, Kathy Butler submitted an Administrative Variance petition to allow the
replacement of a screen room, attached to an existing mobile home to encroach one foot
(1') into the required minimum fifteen-foot (15') rear yard setback on Lot #73 within the
Savannah Club Plat Phase Three community.
2. Planning & Development Services staff has reviewed the proposed Administrative
Setback Variance petition and found it to meet standards of review as set forth in St. Lucie
County's Land Development Code Section 10.01.14 B and is consistent with the
Comprehensive Plan.
3. Staff preformed a detailed analysis of the petition which can be found in a memorandum
dated August 4, 2022, entitled Kathy Butler Administrative Setback Variance (AV-2208-
000016)
4. The requested encroachment will not have an undue adverse effect on adjacent property,
does not encroach into any easements or common areas, does not conflict with other
codes, and otherwise meets the intent and purpose of the general standards for issuing a
variance according to Section 10.01.14.B.
NOW, THEREFORE, BE IT ORDERED by the Planning & Development Services Director of St.
Lucie County, Florida:

C. Based on the evidence presented, the Administrative Variance to encroach into the
minimum 15-foot rear yard setback by 1-foot for a replacement screen room on Lot #73,
within the Savannah Club Phase Three Plat is approved.
D. This order shall be recorded in the Public Records of St. Lucie County.
