LUCIE BOULEVARD, IN FORT PIERCE, FL WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the application for a Lot Split submitted by Kings Properties, LLC, evaluated the comments of the St. Lucie County Development Review Committee, and made the following determination: 1. The Development Review Committee has reviewed the lot split application for the subject property and found it to meet the technical requirements of the St. Lucie PDS No. 2022-042 File No.: LS-2202226282 County Land Development Code and has satisfied the standards of review set forth in Section 11.03.04(D) of the St. Lucie County Land Development Code. 3. Planning staff has provided an analysis of the eligibility for a one-time split of Parcel ID: 1326-111-0002-000-9, pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. The analysis can be found in the memorandum dated October 5, 2022, entitled Kings Properties, LLC - LS-2202226282. NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of St. Lucie County, Florida: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the United Teleports Lot Split is hereby approved by the Planning and Development Services Director as shown on the boundary survey prepared by Alexander J. Piazza, PSM, Alexander J. Piazza PSM, Inc., dated August 29, 2022, subject to the following conditions of approval: 1. Within 30 days of this Lot Split approval, the applicant shall record two (2) warranty deeds with the St. Lucie County Clerk of Court public records, in accordance with the revised survey dated August 29, 2022, prepared by Alexander J. Piazza, PSM, of Alexander J. Piazza, PSM, Inc., and as follows: a. Parcel "A": Warranty Deed shall reflect the newly created legal description, consisting of +/- 31.087-acres. b. Parcels "B": Warranty Deed shall reflect the newly created legal description, consisting of +/- 47.238-acres. 2. No further division of the property is permitted unless a final record plat is submitted in accordance with Section 11.03.04 of the Land Development Code. B. St. Lucie County is not responsible for the maintenance, up -keep, or improvement of any private drives, roads, streets, easements, or rights -of -way providing ingress and egress or drainage service to the subject property. C. A copy of this Order shall be attached to the boundary survey described in Part "A" and shall be placed on file in the Planning and Development Services Department.
