AN ORDER GRANTING ADMINISTRATIVE VARIANCE APPROVAL
FOR PROPERTY LOCATED AT 115 RIVERVIEW DRIVE
IN ST. LUCIE COUNTY, FLORIDA.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for an administrative variance, including, but not limited to the staff report and made
the following determinations:
Petition by Richard Tomaselli for an Administrative Variance from the provisions of Section
7.04.01 (Table 7-10) Lot Size and Dimensional Requirements of the St. Lucie County Land
Development Code to reduce the front yard setback up to 5 ft. to allow for a Pool Cabana
and Outdoor Kitchen with a minimum 20ft. front setback for said structures for property
located at 115 Riverview Drive, Jensen Beach, FL, and further described in Paragraph
"B", within the RS-4, Residential Single-Family-4 Zoning District.

front yard (setback), allowing a reduction from 25 feet to 20 feet for an pool cabana and
outdoor kitchen. The 5 feet encroachment into the minimum required front yard (setback)
is for a length of approximately 70 feet, generally parallel to the front property line, for the

variances set out in Land Development Code Section 10.01.14.C., the Planning &
Development Services Director has made the following determinations:
The requested administrative variance meets the standards of review as set forth in
Section 10.01.14. C. of the St. Lucie County Land Development Code and is not in conflict

property, does not encroach into any easements, common areas, or environmentally
