AN ORDER APPROVING A LOT SPLIT FOR THE PROPERTY
CONSISTING OF 23.37 ACRES LOCATED AT 2635 KEEN ROAD, FORT
PIERCE, FLORIDA, OWNED BY CANNA LADY FARM LLC.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a lot split submitted by Ashley Gonzalez of Canna Lady Farm LLC, evaluated the
comments of the Development Review Committee, and made the following determinations:
1. The Lot Split application has been approved for the property consisting of 23.37 acres,
which has an AG-1 (Agricultural — 1) zoning designation, and is legally described and
approved as follows:

2. The Development Review Committee has reviewed the lot split application for the subject
property and found it to meet the technical requirements of the St. Lucie County Land
Development Code and has satisfied the standards of review set forth in Section
11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the parcel's eligibility for a one-time lot split
pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That
analysis can be found in the memorandum dated November 21, 2023, entitled Keen
Road Lot Split (LS-2308-000018).
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for Canna Lady Farm LLC is hereby approved by the Planning and Development
Services Director as shown on the boundary survey (Exhibit A) prepared by BSM &
Associates, Inc. dated December 16, 2022, subject to the following conditions:
1. Within 30 days of approval, the applicant and/or property owners shall record
warranty deeds in the St. Lucie County Public Records, reflecting the legal
descriptions in accordance with the survey dated December 16, 2022, prepared by
BSM & Associates.
2. Within 90 days of developmental approval, the applicant, property owner, developer,
successors, or assigns, shall relocate the barbed wire fence along the parcel's
frontage out of the Keen Road right-of-way.
3. No further division of the property is permitted unless a final record plat is submitted
and approved in accordance with Section 11.03.04 of the Land Development Code.

B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
