AN ORDER APPROVING A LOT SPLIT FOR THE PROPERTY
CONSISTING OF 3.93 ACRES LOCATED AT 9809 SOUTH INDIAN
RIVER DRIVE, FOR PAUL JACKSON AND LINDA ASH-JACKSON
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by Hartley Surveying Inc. on behalf of Paul Jackson and
Linda Ash-Jackson, evaluated the comments and certification of the Development Review
Committee, and made the following determinations:
1. The Lot Split application has been approved for the property consisting of 3.93 acres,
which holds a zoning designation of RE-2 (Residential, Estate - 2), located on the west
side of South Indian River Drive, and legally described as follows:
LEGAL DESCRIPTION (SUBJECT PROPERTY)
All land East of the Florida East Coast Railroad Right-of-Way in the following described
tract of land: The North 300 feet of the South 950 feet of the following described tract of
land:
COMMENCING at the water's edge of Indian River and at the Northeast corner of land of
Albert Ernest Schaef, and running thence West along the North line of Schaefs land and
parallel with the 25 1/2 chains South of the Northern lines of Sections 29 and 30,
Township 36 South, Range 41 East, St. Lucie County, Florida, 40.20 chains, more or
less, to the West line of the East 1/2 of the Northeast 1/2 of Section 30, same Township
and Range; thence North along the West line of the East 1/2 of the Northeast 1/4 of said
Section 30, a distance of 22.38 chains, more or less, to a point which is 3.12 chains
South of the Northern line of Section 30; thence East parallel with the Northern lines of
Sections 30 and 29 of said Township and Range, 29 chains, more or less, to the Indian
River; thence along the water's edge of the Indian River in a Southeasterly direction, 34
chains, more or less, to the Point of Beginning; together with the submerged lands lying

South Indian River Drive, and then run Southeasterly along said monumented west line
of South Indian River Drive 128 feet +/-; then run South 80 degrees 15 minutes West
182.28 feet to a concrete monument; thence run West to a point on the Easterly right of
way of F.E.C. Railroad; then run Northwesterly along F.E.C. Railroad right of way to Point
of Beginning.
Containing 98,982 square feet or 2.27 acres, more or less.

2. The Development Review Committee has reviewed the lot split application for the subject
property and found it to meet the technical requirements of the St. Lucie County Land
Development Code and has satisfied the standards of review set forth in Section
11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the parcel's eligibility for a one-time lot split
pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. That
analysis can be found in the memorandum dated May 10, 2024, entitled Jackson Lot Split
— LS-5202126032.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for the Jacksons is hereby approved by the Planning and Development Services
Director as shown on the survey sketch (Exhibit A) prepared by Hartley Surveying Inc.,
dated January 19, 2024, subject to the following conditions:
1. Within 90 days of Lot Split approval, the applicant and/or property owners shall record
warranty deeds reflecting the approved land division.
2. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code.
B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress
or drainage service to the subject property.

C. A copy of this Order shall be attached to the boundary survey described in Part A and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall //be recorded in the Public Records of St. Lucie County.
