AN ORDER APPROVING A LOT SPLIT (MINOR REPLAT) FOR A
PROPERTY CONSISTING OF 1.81-ACRES LOCATED AT 5103
PALMETTO AVENUE, FORT PIERCE, FLORIDA, FOR VALERIE DEKLE
SLACK
WHEREAS, the St. Lucie County Planning and Development Services Director has
reviewed the application for a Lot Split (Minor Replat) submitted by Valerie Dekle Slack,
evaluated the comments of the St. Lucie County Development Review Committee, and
made the following determinations:
1. The Lot Split (Minor Replat) application is approved for the property consisting of 1.81
acres, which holds a zoning designation of RS-2 (Residential, Single-Family- 2), and
is legally described as follows:

2. The Development Review Committee has reviewed the lot split application for the
subject property and found it to meet the technical requirements of the St. Lucie
County Land Development Code and has satisfied the standards of review set forth in
Section 11.03.04(D) of the St. Lucie County Land Development Code.
3. Planning staff has provided an analysis of the eligibility for a one-time split pursuant to
Section 11.03.04 of the St. Lucie County Land Development Code. The analysis can
be found in the memorandum dated June 4, 2024, entitled Slack Lot Split (Minor
Replat) - LS-9202126160.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director
of St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the
Slack Lot Split is hereby approved by the Planning and Development Services Director
as shown on the boundary survey prepared by Richard Laventure, Laventure &
Associates, Inc., digitally stamped dated April 19, 2024, subject to the following
conditions:
1. Within 30 days of Lot Split approval, the applicant shall record two (2) warranty deeds
in the public records, in accordance with the survey dated April 19, 2024, prepared by
Richard Laventure, Laventure &Associates, Inc.
a. Parcel "Subject Parcel": Warranty Deed shall reflect the newly created 0.99-
acre tract of land.

b. Parcel "Remainder Parcel": Warranty Deed shall reflect the newly created
0.82-acre tract of land.
2. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code.
3. Prior to commencement of development, including, but not limited to clearing, filling,
excavation, grading, or planting of vegetation, as defined in LDC 2.00.00, the
developer shall provide an executed Conservation Easement and approved Preserve
Area Monitoring and Management Plan (PAMMP) as applicable (e.g., shoreline
buffer, etc.) with an attached affidavit and cashier's check (payable to the Clerk of the
Court for recording fees) to the County Attorney. The applicant shall also provide a
GIS shapefile or CAD file of the conservation easement boundaries, as well as the
closure report to St. Lucie County.
B. St. Lucie Countyis not responsible for the maintenance, up-keep, or improvement of

any private drives, roads, streets, easements, or rights-of-way providing ingress and
egress or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part "A"
and shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
