AN ORDER APPROVING A LOT SPLIT FOR A +/-3.07-ACRE
PROPERTY LOCATED ON GROVERS ROAD NORTH OF INDRIO
ROAD, IN FORT PIERCE, FLORIDA.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by Zane Lowery, evaluated the comments of the
Development Review Committee, and made the following determinations:
1. The Lot Split application has been approved for the property consisting of +/-3.07 acres,
which has an RS-4, (Residential, Single-Family-4) Zoning Designation, and is legally
described and approved as follows:

2. The Development Review Committee has reviewed the subject Lot Split application and
found it to meet the technical requirements of the St. Lucie County Land Development
Code and has satisfied the standards of review set forth in Section 11.03.04(D) of the St.
Lucie County Land Development Code.
3. Planning staff provided analysis of the parcel's eligibility for a one-time lot split pursuant
to Section 11.03.04 of the St. Lucie County Land Development Code. That analysis can
be found in the memorandum entitled Lowery-Grovers Rd - Lot Split LS-2404-000027,
dated August 15, 2024.

A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for Zane Lowery is hereby approved by the Planning and Development Services
Director as shown on the boundary survey (Exhibit A) prepared by Bill Hyatt, PSM, dated
April 4, 2024, subject to the following conditions:

2. If improved or paved access is required, a Site Development Permit is required prior
to performing site improvement activities.
3. If improved or paved access is required, a Road Improvement Agreement and
appropriate bond will be required for all permanent improvements within the Right-of-
Way.
B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
