AN ORDER APPROVING THE DIVISION OF A +/- 5.39-ACRE PARCEL
INTO TWO PARCELS EACH 2.85 ACRES LOCATED ON S. OCEAN
DRIVE, IN UNINCORPORATED ST. LUCIE COUNTY.
WHEREAS, Mario Arbucci, the owner of a +/- 2.85-acre parcel of land on S. Ocean Drive,
being represented by Leslie Olson, AICP, District Planning Group, applied for recognition of an
after-the-fact Lot Split, pursuant to Land Development Code Section 11.03.04.; and
WHEREAS, the Planning and Development Services Director, reviewed the application
submittal and the comments of the Development Review Committee and made the following
determinations:
1. The Parent Parcel consisting of +/-5.39 acres, is in the HIRD (Hutchinson Island
Residential Development) Zoning District, and is legally described as follows:

3. The Development Review Committee reviewed the lot split application for the subject
property and found it to meet the technical requirements of the St. Lucie County Land
Development Code (LDC) and in compliance with the standards of review set forth in
Section 11.03.04.D. of the St. Lucie County LDC.
4. Planning staff provided an analysis of the parcel's eligibility for a one-time lot split pursuant
to Section 11.03.04. of the St. Lucie County LDC. That analysis can be found in the
memorandum dated December 22, 2024, entitled Arbucci Lot Split (LS-2312-000023).
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for Mario Arbucci as shown on the boundary surveys for the North Lot and the
South Lot (Exhibit A) prepared by Arnold Surveying, Inc. dated December 2, 2024, is
hereby approved.
B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary surveys of the North Lot and the
South Lot, described in Part A, and shall be placed on file in the Planning and
Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
