The Development Review Committee has reviewed the lot split application for the subject properties and found it to meet the technical requirements of the St. Lucie County Land Development Code and has satisfied the standards of review set forth in Section 11.03.04(D) of the St. Lucie County Land Development Code. 4. Planning staff has provided an analysis of the eligibility for a one-time split of Parcel ID: 2212-422-0010-000-6, pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. The analysis can be found in the memorandum dated February 12, 2025, entitled Bright Brown Inc., Craig E. Carter& Denise M. Carter Lot Split (LS-2410- 000029). NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of St. Lucie County, Florida: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Bright Brown Inc., Craig E. Carter and Denise M. Carter Lot Split is hereby approved by the Planning and Development Services Director as shown on the boundary survey prepared by Frances N. Guettler, PSM, Velcon Engineering & Surveying LLC, dated January 31, 2025, and incorporated herein as Exhibit A, subject to the following conditions of approval: 1. Within 30 days of this Lot Split approval there shall be two (2) warranty deeds recorded in public records, in accordance with the revised survey dated January 31, 2025, prepared by Frances N. Guettler, PSM, Velcon Engineering&Surveying LLC., and the Sketch of the Legal Description, as displayed Exhibits A and B herein. a.
