AN ORDER APPROVING A MINOR REPLAT (LOT SPLIT FOR A LOT
LINE ADJUSTMENT) FOR +/-45.614 ACRES GENERALLY LOCATED
AT 651 NORTH FFA ROAD, ST. LUCIE COUNTY, FL.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Minor Replat. (Lot Split for a Lot Line Adjustment), submitted by Ryan Sapp. on
behalf of Sapp Realty Holdings LLC. and Felicia Gayle Sapp. to authorize an After-the-Fact Lot
Line Adjustment for a previous land division. evaluated the comments of the Development
Review Committee. and made the following determinations:
1. The Minor Replat (Lot Split) application, to authorize the adjustment of lot lines for two (2)
parcels years after-the-fact. has been approved for the property consisting of +/-45.614
acres located on the west side of N. FFA Road. generally located at 651 N. FFA Road,
which has an AG-5 (Agricultural — 5) zoning designation. and is legally described and
approved as follows:

THAT PORTION OF THE EAST 1/2 OF THE EAST 1/2 OF THE SOUTHEAST 1/4 OF
SECTION 4, TOWNSHIP 35 SOUTH, RANGE 39 EAST, ST. LUCIE COUNTY,
FLORIDA, LYING SOUTHERLY AND WESTERLY OF THE SUNSHINE STATE

2. The Development Review Committee has reviewed the subject Lot Split application and
found it to meet the technical requirements of the St. Lucie County Land Development
Code and has satisfied the standards of review set forth in Section 11.03.04.(D.) of the
St. Lucie County Land Development Code.
3. Planning staff provided analysis of the parcel's eligibility for a one-time lot split pursuant
to Section 11.03.04 of the St. Lucie County Land Development Code. That analysis can
be found in the memorandum entitled Sapp Lot Split - Lot Split LS-2503-000038, dated
April 6, 2025.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04. of the St. Lucie County Land Development Code, the Lot
Split (Minor Replat for Adjustment of Lot Lines) for Sapp Realty Holdings LLC. and Felicia
Gayle Sapp, is hereby approved by the Planning and Development Services Director as
shown on the boundary surveys (Exhibits Al & A2) prepared by Christopher Henn of
Aero Land Surveyors, and Richard Barnes of BSM & Associates, signed January 21,
2025 and March 28, 2025, respectively, subject to the following conditions:
1. Within 90 days of Minor Replat/Lot Split approval, the applicant and/or property
owner(s) shall affirm, or record, warranty deeds recorded in the St. Lucie County
Public Records reflect the two (2) adjusted parcels, with legal descriptions in
accordance with the reviewed and accepted surveys.
2. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04. of the Land Development Code.

B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall/bee recorded in the Public Records of St. Lucie County.
