AN ORDER APPROVING A LOT SPLIT FOR A +/-42.3-ACRE
PROPERTY ON THE NORTH SIDE OF SCHUMANN ROAD, IN
UNINCORPORATED ST LUCIE COUNTY, FLORIDA, OWNED BY
FLORIDA POWER & LIGHT.
WHEREAS, the St. Lucie County Planning and Development Services Director has reviewed the
application for a Lot Split submitted by Dennis Murphy of Culpepper & Terpening, Inc., on behalf
of owner Florida Power & Light, evaluated the comments of the Development Review
Committee, and made the following determinations:
1. The Lot Split application has been approved for the +/-43.2-acre property, shown in
Exhibit A, which has an AG-5 (Agricultural — 5) zoning designation, and is legally
described and approved as follows:

2. The Development Review Committee has reviewed the subject Lot Split application and
found it to meet the technical requirements of the St. Lucie County Land Development
Code and has satisfied the standards of review set forth in Section 11.03.04.(D.) of the
St. Lucie County Land Development Code.
3. Planning staff provided analysis of the parcel's eligibility for a one-time lot split pursuant
to Section 11.03.04 of the St. Lucie County Land Development Code. That analysis can
be found in the memorandum entitled Schumann Road Lot Split LS-2405-000028, dated
April 17, 2025.
NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of
St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Lot
Split for Florida Power & Light is hereby approved by the Planning and Development
Services Director as shown on the boundary survey (Exhibit B) prepared by Culpepper &
Terpening, Inc., dated May 9, 2024, subject to the following conditions:
1. Within 30 days of Lot Split approval, the applicant and/or property owner(s) shall
record warranty deeds recorded in the St. Lucie County Public Records reflecting the
two (2) newly created parcels, with legal descriptions in accordance with the revised
survey prepared by Culpepper & Terpening, Inc., dated May 9, 2024.
2. No further division of the property is permitted unless a final record plat is submitted in
accordance with Section 11.03.04 of the Land Development Code.
3. Within 90 days of approval, the applicant, property owner, developer, successors, or
assigns, shall convey to St. Lucie County, in a manner or form acceptable to the
County Attorney, a strip of land 20 feet in width along Schumann Road.
B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any
private drives, roads, streets, easements, or rights-of-way providing ingress and egress
or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part A and
shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
