ALLOW TRANSFER OF 1.22± ACRES TO AN ABUTTING PROPERTY
CONSISTING OF 5.96± ACRES LOCATED AT 13128 NW GILSON RD,
PALM CITY, FLORIDA
WHEREAS, the St. Lucie County Planning and Development Services Director has
reviewed the application for a Lot Split (Minor Replat) submitted by Robert Raynes, Esq., on
behalf of Pam 2015 Residence LLC and Shalimar LLC, evaluated the comments of the St.
Lucie County Development Review Committee, and made the following determinations:
1. The +/-18.74-acre property known herein as the "Gilson Parcel - Original", held by
Pam 2015 Residence LLC., and described below, is eligible for a Lot Split (Minor
Replat) as proposed to transfer +/-1.22 acres to an abutting parcel known as the
"Shalimar Parcel", all within the AR-1 (Agricultural, Residential — 1) Zoning District:

Government Lot 3, a distance of 281.38 feet, to the Point and Place of Beginning; thence South 89
degrees 39 minutes 10 seconds West, a distance of 337.99 feet, to a Point; thence North 00

River Northwesterly a distance of 780 feet, more or less, to the point of intersection with a line that
bears North 89 degrees 39 minutes 10 seconds East, from the Point of Beginning; thence South
89 degrees 39 minutes 10 seconds West along lastly said line, a distance of 157 feet , more or
less, to the Point of Beginning.

CONTAINING 18.74 ACRES, MORE OR LESS.
2. Shalimar LLC. owns Parcels 4425-313-0001-000-5 (+/-5.44 acres) and Parcel 4425-
323-0004-010-0 (+/- 0.52 acres) and seeks to merge these with +/- 1.22 acres from
Parcel 4425-312-0020-000-1 which is described in its entirety above, to form a +/- 7.18
acre parcel known as the Proposed Shalimar Parcel — New, described herein.
3. Shalimar LLC. or the successor in interest will be responsible for combining Parcels
4425-313-0001-000-5, 4425-323-0004-010-0 and the +/- 1.22 acres proposed for
acquisition to ensure the resulting holdings are conforming.
4. The Development Review Committee has reviewed the Lot Split (Minor Replat)
application for the subject property and found it meets the technical requirements of
the St. Lucie County Land Development Code and with the recommended Conditions
of Approval it will satisfy the standards of review set forth in Section 11.03.04(D) of the
St. Lucie County Land Development Code.
5. The Development Review Committee identified a Scrivener's Error in the Legal
Description contained in the Deed for Parcel 4425-323-0004-010-0 (+/- 0.52 acres),
described and incorporate herein as "Parcel C". The applicant's surveyor has
sufficiently corrected and clarified the description which has been certified by the
County Surveyor.
6. Planning staff has provided an analysis of the eligibility for an adjustment to the prior
split pursuant to Section 11.03.04 of the St. Lucie County Land Development Code.
The analysis can be found in the memorandum dated August 25, 2025, entitled
Shalimar LLC Lot Split (Minor Replat) — LS-2412-000033.
7. The Lot Split (Minor Replat) application proposes reconfigured parcels to be legally
described as follows:

NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director
of St. Lucie County, Florida:
A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the
Lot Split (Minor Replat) is hereby approved by the Planning and Development Services
Director as shown on the Boundary Surveys prepared by Peter Anderson, PSM, of
GYC Inc., digitally stamped dated July 16, 2025, as attached in Exhibits A-1 & A-2,
and respectively described in Part 7, above, subject to the following conditions:
1. Within 90 days of Lot Split (Minor Replat) approval. the applicants, property
owners, developers, successors, or assigns shall record two (2) warranty deeds in
the public records, in accordance with the sketch of descriptions survey digitally
stamped by Peter Anderson, PSM, of GYC Inc., on July 16, 2025, reflecting the
associated parcel combination for the "Shalimar Parcel — New".
2. Any further division (notwithstanding an Adjustment to this Lot Split) of the subject
parcels requires a final record plat shall be prepared and submitted in accordance
with LDC Sections 11.03.01 through 11.03.03.
B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of
any private drives, roads, streets, easements, or rights-of-way providing ingress and
egress or drainage service to the subject property.
C. A copy of this Order shall be attached to the boundary survey described in Part "A"
and shall be placed on file in the Planning and Development Services Department.
D. This Order shall be recorded in the Public Records of St. Lucie County.
