The Development Review Committee has reviewed the lot split (adjustment) for the subject properties and found it to meet the technical requirements of the St. Lucie County Land Development Code and has satisfied the standards of review set forth in Section 11.03.04(D) of the St. Lucie County Land Development Code. 3. Planning staff has provided an analysis of the eligibility for a lot line adjustment of Parcel ID's: 1315-111-0021-000-4 and 1315-111-0020-000-7 pursuant to Section 11.03.04 of the St. Lucie County Land Development Code. The analysis can be found in the memorandum dated November 18, 2025, entitled 5103 Emerson Avenue - Lot Split- (LS-2502-000037). NOW, THEREFORE, BE IT ORDERED by the Planning and Development Services Director of St. Lucie County, Florida: A. Pursuant to Section 11.03.04 of the St. Lucie County Land Development Code, the Joseph F. Colando III Lot Split is hereby approved by the Planning and Development Services Director as shown on the boundary surveys prepared by Arnold Surveying Inc., PSM, dated July 2, 2024, and last revised on September 18, 2025, subject to the following conditions of approval: 1. Within 30 days of this Lot Split approval there shall be two (2) warranty deeds recorded in public records, in accordance with the revised surveys prepared by Charles Arnold, PSM, dated July 2, 2024, and last revised on September 18, 2025. and as follows: a. Parcel "A" (Adjusted): Warranty Deed shall reflect the newly created legal description, consisting of 3.72 acres. b. Parcel "B" (Adjusted): Warranty Deed shall reflect the newly created legal description consisting of 5.72 acres. 2. No further division of the property is permitted unless a final record plat is submitted in accordance with Section 11.03.04 of the Land Development Code. B. St. Lucie County is not responsible for the maintenance, up-keep, or improvement of any private drives, roads, streets, easements, or rights-of-way providing ingress and egress or drainage service to the subject property.
