SPECIAL WARRANTY DEED
This Special Warranty Deed is made and entered into this 25th day of
November , 2025, by FRIENDS 2, LLC, a Florida limited liability company
(hereinafter referred to as "Grantor"), whose address is P.O. Box 12128, Lexington, KY 40580
to ST. LUCIE COUNTY, FLORIDA, a political subdivision of the State of Florida, whose
address is 2300 Virginia Avenue, Fort Pierce, FL 34982 (hereinafter referred to as "Grantee").
WITNESSETH:
THAT for and in consideration of the sum of Ten Dollars ($10.00) and other good and
valuable considerations, the receipt and sufficiency of which is hereby acknowledged by
Grantor, and as required by PDS Order 2024-60, recorded in Official Records Book 5205, Page
1939 in the Public Records of St. Lucie County, Florida, and PDS Order 2024-74, recorded in
Official Records Book 5219, Page 8 in the Public Records of St. Lucie County, Florida, as
affected by PDS Order 2025-07 recorded in Official Records Book 5265, Page 2976 in the
Public Records of St. Lucie County, Florida, Grantor hereby grants, bargains, sells, conveys and
confirms unto said Grantee all that certain real property and the improvements thereon
(hereinafter collectively referred to as the "Real Property") in St. Lucie County, Florida, more
particularly described on Exhibit "A" attached hereto and incorporated herein by reference.
TOGETHER WITH all the tenements, hereditaments and appurtenances thereto
belonging or in any way appertaining.
SUBJECT TO the matters set forth on Exhibit "B" attached hereto and incorporated
herein by reference (the "Permitted Exceptions").
TO HAVE AND TO HOLD the same unto Grantee in fee simple, forever.
AND Grantor hereby covenants with Grantee that Grantor has good right and lawful
authority to sell and convey the Real Property and that Grantor will defend the title to the Real
Property, subject to the Permitted Exceptions, against the lawful claims of all persons claiming
by, through or under Grantor, but against none other.
