A RESOLUTION OF THE BOARD OF COUNTY COMMISSIONERS OF
ST. LUCIE COUNTY GRANTING APPROVAL OF A MAJOR SITE PLAN
TO BE KNOWN AS THE KRE WAREHOUSE WITHIN THE IL
(INDUSTRIAL, LIGHT) ZONING DISTRICT FOR A CERTAIN 17.69 ACRE
PROPERTY LOCATED IN ST. LUCIE COUNTY, FLORIDA.
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on
the testimony and evidence, including but not limited to the staff report, has made the
following determinations:
1. The property owners, SL Fort Pierce Investor LLC, authorized the KRE Group and
representative, Bradley J. Currie, AICP of HaleyWard Inc., to petition for approval
of a Major Site Plan for a 182,062 sq. ft. Warehouse and 240,090 sq. ft. of
pavement and concrete that consists of 164 standard parking spaces and 58 truck
parking spaces, drive aisles and stormwater on a 17.69 acre site, within the IL
(Industrial, Light) Zoning District in St. Lucie County, Florida, for the property
legally described in Paragraph "B" and depicted on the attached map as Exhibit
"A„
2. On September 5, 2023, the Board of County Commissioners approved a petition
to amend the Official Zoning Atlas for this property from the AG-1 (Agricultural-1)
Zoning District to the IL (Industrial, Light) Zoning District via Resolution No. 2023-
163.
3. The proposed Major Site Plan satisfied the requirements of Sections 11.02.04 &
11.02.07 of the St. Lucie County Land Development Code and is consistent with
the goals, objectives, and policies of the St. Lucie County Comprehensive Plan.
4. The proposed Major Site Plan is consistent with the existing and proposed use of
property in the surrounding area.
6. A Capacity Certificate, a copy which is attached to this Resolution as Exhibit "B"
was signed by the Planning and Development Services Director on July 15th.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St.
Lucie County, Florida:
A. Pursuant to Section 11.02.04 & 11.02.07 of the St. Lucie County Land
Development Code, a site plan for a 182,062 sq. ft. General Industrial Warehouse
located on 17.69 acres on the to be known as KRE Warehouse, is hereby

approved as presented in the site plan documents prepared by HaleyWard Inc.,
dated May 27, 2026, and included herein as Exhibit "B", subject to the following
conditions:
1. Prior to commencement of development, including, but not limited to clearing,
filling, excavation, grading, or planting of vegetation, as defined in LDC 2.00.00,
a Vegetation Removal Permit or Exemption shall be issued by the
Environmental Resources Department per LDC 6.00.03.
2. Prior to commencement of development, including, but not limited to clearing,
filling, excavation, grading, or planting of vegetation, as defined in LDC 2.00.00,
a listed species surveys shall be provided/updated as required per state and/or
federal survey protocol or written correspondence stating any potential impacts
have been resolved from the appropriate agencies shall be provided. Should
any listed species be found as a result of the updated surveys, appropriate
permits from state and federal agencies shall be required.
3. Prior to commencement of development, an Environmental Resource Permit
(ERP) shall be provided to confirm the limits and classification of the onsite
Other Surface Water (OSW). Should the classification of the onsite OSWs
change to wetland(s), a Wetland Waiver application shall be provided in
accordance with Comprehensive Plan Policy 6.1.14.3.
4. Prior to issuance of a Certificate of Occupancy, all Category I listed invasive
plants shall be eradicated from the site.
5. A Site Development Permit is required prior to performing site improvement
activities. In accordance with the permit and Land Development Regulations,
the applicant shall retain the FOR for site inspections and final certification.
6. Prior to commencement of development, the applicant, property owner,
developer, successors, or assigns, shall coordinate with FDOT to verify
reservation or conveyance of the anticipated right-of-way dedication to FDOT,
generally as depicted on the Site Plan and as determined by FDOT.
B. The property on which the approval is being granted is described as follows:

Resolution.
D. A copy of this Resolution shall be mailed or emailed to the owner and agent of
record as identified on the application.
E. This Resolution shall be recorded in the Public Records.
