AN ORDER GRANTING MINOR SITE PLAN
APPROVAL FOR THE PROJECT
TO BE KNOWN AS CERVONE RESTAURANT
@ PGA VILLAGES MARKETPLACE
(AlK/A MAINSTREET VILLAGE @ THE RESERVE)
WHEREAS, the St. Lucie County Community Development Director has reviewed the
application for site plan approval submitted by Synergy, LLC (F/K/ A Triad International
Consultants), reviewed the comments of the St. Lucie County Development Review
Committee on this application, and made the following determinations:
1. A 7,875 square foot restaurant to be known as Cervone Restaurant @ PGA
Villages Marketplace has been proposed for location on Lot C of the PGA
Villages Marketplace (F/K/A Mainstreet Village @ The Reserve).
2. The Development Review Committee has reviewed the site plan for the
proposed project and found it to meet technical requirements of the Land
Development Code and to be consistent with the St. Lucie County
Comprehensive Plan.
3. - The proposed project is consistent with the general purpose, goals, objectives,
and standards of the St. Lucie County Comprehensive Plan and the St. Lucie
County Land Development Code.
4. The proposed project will not have an undue adverse effect on adjacent
property, the character of the neighborhood, traffic conditions, parking, utility
facilities, or other matters affecting the public health, safety, and general
welfare.
5. All reasonable steps have been taken to minimize any adverse effect of the
proposed project on the immediate vicinity through building design, site design,
landscaping, and screening.
6. The proposed project will be constructed, arranged, and operated so as not to
interfere with the development and use of neighboring property, in accordance

7. The proposed project is to be served by adequate public facilities and services.
8. The proposed project has been determined to be consistent with the approved
Final Development Order for the Development of Regional I mpact known as the
Reserve, last amended through Resoiution 97-023.
9. The applicant has applied for and received a Certificate of Capacity, a copy of
which is attached to this order as Exhibit A, as required under Chapter V, St.
Lucie County Land Development Code.
NOW, THEREFORE, BE IT ORDERED:
A. Pursuantto Section 11.02.03 (A) (5) ofthe St. Lucie County Land Development
Code, the Final Site Plan for the project to be known as Cervone Restaurant
@ PGA Villages Marketplace be, and the same is hereby, approved as
shown on the site plan drawings for the project prepared by Synergy, LLC
(F/K/A Triad International Consultants), on August 14,2001, and received by
the St. Lucie County Community Development Director on November?, 2001,
