(), f\_ / QV V01\\ D<v' J H~ )t\<lOlncV n>'\/ '0 () CD-02-001 (MNSP-01-008) AN ORDER GRANTING MINOR SITE PLAN APPROVAL FOR THE PROJECT TO BE KNOWN AS KEL-JO SUBDIVISION (a.k.a. HARRY STUART SUBDIVISION) WHEREAS, the St. Lucie County Community Development Director has reviewed the application for site plan approval submitted by Velcon Group, Inc., reviewed the comments of the St. Lucie County Development Review Committee on this application, and made the following determinations: 1. A 5-lot residential subdivision has been proposed for the project to be known as Kel- Jo Subdivision (a.k.a. Harry Stuart Subdivision) on the northeast side of the intersection of Rosewood Drive and Sandalwood Drive, within the Sandalwood Estates Subdivision. 2. The Development Review Committee has reviewed the site plan for the proposed project and found it to meet technical requirements of the Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. 3. The proposed project is consistent with the general purpose, goals, objectives, and standards of the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. 4. The proposed project will not have an undue adverse effect on adjacent property, the character of the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the public health, safety, and general welfare. 5. All reasonable steps have been taken to minimize any adverse effect of the proposed project on the immediate vicinity through building design, site design, landscaping, and screening. 6. The proposed project will be constructed, arranged, and operated so as not to interfere with the development and use of neighboring property, in accordance with applicable district regulations. 7. The proposed project is to be served by onsite wells and septic systems. 8. NOW, THEREFORE, BE IT ORDERED: A. Pursuant to Section 11.02.03(A)(5) of the St. Lucie County Land Development Code, the Final Site Plan for the project to be known as Kel-Jo SID be, and the same is hereby, approved as shown on the site plan drawings for the project prepared by Velcon Group, Inc., on November 6, 1998 and last revised on July 2, 2001 and received by the St. Lucie County Community Development Director on August 28, 2001, and the preliminary plat for the project prepared on September 6, 2001 and submitted to the St. Lucie County Community Development Director on September 6, 2001, is being granted for the property described as follows: The West 390 feet of the east 745 feet of the north 530 feet of the south 569.3 feet of the east 3/4 of the northeast 1/4 of the southeast 1/4 of Section 7, Township 35 South, Range 40 East, St. Lucie County, Florida. (Tax 10#: 2407-413-0005-000/8) (Location: Northeast side of the intersection of Rosewood Drive and Sandalwood Drive) B. The approvals and authorizations granted by this CD-Order are for the purpose of obtaining future building permit appiOvals and shall expire on January 22, 2003, unless the developer has obtained final construction plan approval for the required improvements associated with this development, or an extension has been granted in accordance with Section 11.02.06, St. Lucie County Land Development Code. The Final Site Plan approval granted under this resolution is specifically conditioned to the requirement that the petitioner, Blanche Childers, including any successors in interest, shall obtain all necessary development permits and construction authorizations from the appropriate State and Federal regulatory authorities including, but not limited to; the United States Army Corps of Engineers, the Florida Department of Environmental Protection, and the South Florida Water Management District, prior to the issuance of any local building permits of authorizations to commence development activities on the property described in Part A. D. A copy of this Order shall be attached to the site plan drawings described in Part A, which plan shall be placed on file with the St. Lucie County Community Development Director and mailed, return receipt requested to the developer and agent of record as identified on the site plan applications. . The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this order. If this order expires or otherwise terminates, the certificate of capacity shall automatically terminate. F. This order shall be recorded in the Public Records of St. Lucie County.
