CD-02-020 MNSP-Q1-Q05 AN ORDER GRANTING APPROVAL FOR A MINOR SITE PLAN TO BE KNOWN AS KINGS CROSSING PARK OF COMMERCE WHEREAS, the St. Lucie County Community Development Director has reviewed the application for site plan approval submitted by Culpepper & Terpening, Inc., reviewed the comments of the St. Lucie County Development Review Committee on this application, and made the following determinations: 1. Kinas Crossinas Park of Commerce is an 8-lot industrial subdivision proposed for 41.43 acres of property located on the northwest corner of the intersection of South Kings Highway (SR 713) and Interstate 95 in the IL (Industrial, Light) Zoning District. 2. The Development Review Committee has reviewed the site plan for the proposed project and found it to meet technical requirements of the Land Development Code and to be consistent with the St. Lucie County Comprehensive Plan. 3. The proposed project is consistent with the general purpose, goals, objectives, and standards of the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. 4. The proposed project will not have an undue adverse effect on adjacent property, the character of the neighborhood, traffic conditions, parking, utility facilities, or other matters affecting the public health, safety, and general welfare. 5. All reasonable steps have been taken to minimize any adverse effect of the proposed project on the immediate vicinity through building design, site design, landscaping, and screening. 6. The proposed project will be constructed, arranged, and operated so as not to interfere with the development and use of neighboring property, in accordance with applicable district regulations. 7. The proposed project is to be served by adequate public facilities and services. 8. The applicant has applied for and received an updated certificate of capacity, a copy of which is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County Land Development Code. LUCIE COUNTY, FLORIDA, SUBJECT TO RIGHTS-OF-WAY FOR PUBLIC ROAD AND DRAINAGE CANAL. THE NORTH % OF THE SOUTHEAST Y4 OF THE SOUTHEAST ~ OF SECTION 2, TOWNSHIP 35 SOUTH, RANGE 39 EAST, LESS RIGHTS-OF-WAY FOR PUBLIC ROAD AND DRAINAGE CANALS, ST. LUCIE COUNTY, FLORIDA. THAT PART OF THE SOUTH % OF THE SOUTHEAST ~ OF THE SOUTHEAST Y4 OF SECTION 2, TOWNSHIP 35 SOUTH, RANGE 39 EAST, LYING NORTHERLY OF THE NORTHERLY RIGHT-OF-WAY OF 1-95, LESS THE EAST 100 FEET THEREOF, ST. The approvals granted by this administrative order shall expire on October 4, 2004, unless an extension is granted in accordance with the provisions of Section 11.02.06 of the St. Lucie County Land Development Code or final plat approval is granted by the St. Lucie County Board of County Commissioners. ....... 0'. o t..J --0 :::D GJ rn ".,) o co GJ The Final Site Plan approval granted under this resolution is specifically conditioned to the requirement that the petitioners, Kelly Tractor Company, including any successors in interest, shall obtain all necessary development permits and construction authorizations from the appropriate State and Federal regulatory authorities including, but not limited to; the Florida Department of Environmental Protection and the South Florida Water Management District, prior to the issuance of any local building permits of authorizations to commence development activities on the property described in Part A. A copy of this Order shall be attached to the site plan drawings described in Part A, which plan shall be placed on file with the St. Lucie County Community Development Director and mailed, return receipt requested to the developer and agent of record as identified on the site plan applications. The certificate of capacity, attached as Exhibit A, shall be valid for the same period as this order.
