LUCIE COUNTY, FLORIDA WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the testimony and evidence, including, but not limited to the staff report, has made the following determinations: Rodney Hopkins, presented a petition for a change in zoning from the CG (Commercial, General) Zoning District to the I (Institutional) Zoning District for the property described below. On September 19, 2002, the St. Lucie County Planning and Zoning Commission held a public hearing on the petition, after publishing notice at least 10 days prior to the hearing and notifying by mail all owners of property within 500 feet of the subject property, and recommended that the Board of County Commissioners approve a change in zoning from the CG (Commemial, General) Zoning District to the I (institutional) Zoning District for the property described in Part A below. On October 15, 2002, this Board held a public hearing on the petition, after publishing notice at least 10 days prior to the hearing and notifying by mail all owners of property within 500 feet of the subject property. The proposed change in zoning has satisfied the requirements of Section 11.06.03 of the St. Lucie County Land Development Code and is consistent with the goals, objectives, and policies of the St. Lucie County Comprehensive Plan. The proposed change in zoning is consistent with the existing and proposed use of property in the surrounding area. NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie County, Florida: A. The proposed change in the Zoning District Classification for that properly described as follows; BEGINNING AT A POINT ON THE WEST RIGHT-OF-WAY OF U.S. HIGHWAY NO. 1,800 FEET NORTH OF THE SOUTH LINE OF THE SE 1/4 OF NW 1/4 OF SECTION 17, TOWNSHIP 34 SOUTH, RANGE 40 EAST, AS MEASURED ALONG THE PERPENDICULAR, THENCE TURN AND RUN WEST, PARALLEL WITH THE SOUTH LINE OF THE SOUTHEAST 1/4 OF THE NORTHWEST 1/4 OF SAID SECTION, 300 FEET TO A POINT; THENCE TURN AND RUN SOUTH PARALLEL WITH THE WEST UNE OF THE SOUTHEAST 1/4 OF File No.: RZ-02o018 October 15, 2002 Resolution 02-156 Page 1 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 36 37 38 39 ~0 41 42 43 44 45 46 47 48 THE NORTHWEST 1/4 OF SAID SECTION, 300 FEET TO A POINT, THENCE TURN AND RUN EAST PARALLEL WITH SAID SOUTH LINE, 436.85 FEET TO THE WEST RIGHT-OF-WAY LINE OF U.S. HIGHWAY NO. 1; THENCE TURN AND RUN NORTHWESTERLY ALONG SAID WEST RIGHT-OF-WAY LINE OF U.S. HIGHWAY NO. 1,329.6 FEET TO THE POINT OF BEGINNING. ALL LYING AND BEING IN ST. LUCIE COUNTY, FLORIDA. (Location: 4891 North U.S. Highway No. 1, west side of US #1, Y4 ml[a north of Indrio Road) owned by Rodney Hopkins, is herbey changed from the the CG (Commercial, General) Zoning District to the I (Institutional) Zoning District as depicted in the attached Exhibit A. The St. Lucie County Community Development Director is hereby authorized and directed to cause the change to be made on the Official Zoning Map of St. Lucie County, Florida, and to make notation of reference to the date of adoption of this resolution.
