A RESOLUTION GRANTING MAJOR SITE PLAN
APPROVAL FOR THE PROJECT KNOWN AS CROWNE
PLAZA
WHEREAS, the Board of County Commissioners of St.
testimony and evidence, including but not limited to the
determinations:
Lucie County, Florida, based on the
staff report, has made the following
Crowne St. Lucie Associates, Ltd.., has applied for major site plan approval for the
retail/business/vehicle storage project to be known as Crowne Plaza consisting of
two - 22,020 square foot buildings and a Boat and RV Storage area for property
located at the southwest corner of the intersection of South U.S. Highway No. 1 and
La Buona Vita Drive in the CG (Commercial, General)Zoning District for the property
described in Part B.
The Development Review Committee has reviewed the site plan for the proposed
project and found it to meet minimum technical requirements of the St. Lucie County
Land Development Code and to be consistent with the future land use maps from
the St. Lucie County Comprehensive Plan.
The proposed project is consistent with the general purpose, goals, objectives, and
standards of the St. Lucie County Land Development Code, the St. Lucie County
Comprehensive Plan, and the Code of Ordinances of St. Lucie County.
The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other
matters affecting the public health, safety, and general welfare.
All reasonable steps have been taken to minimize any adverse effect of the
proposed project on the immediate vicinity through building design, site design,
landscaping and screening.
The proposed project will be constructed, arranged and operated so as not to
interfere with the development and use of neighboring property, in accordance with
applicable district regulations.
The proposed project will be served by adequate public facilities and services.
The applicant has applied for and received a revised certificate of capacity, a copy of
which is attached to this order as Exhibit A, as required under Chapter V, St. Lucie
County Land Development Code.

NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie
County, Florida:
A. Pursuant to Section 11.02.05 of the St. Lucie County Land Development Code, the site
plan for the project known as Crowne Plaza, is hereby approved as shown on the site plan
drawings for the project prepared Mathews Consulting, Inc., dated December 1,2003, and date
stamped received by the St. Lucie County Community Development Director on December 1,
2003, for the property described below, subject to the following conditions
The developer, his successors or assigns, shall provide a conservation easement
to St. Lucie County for the preserve area. Such easement shall be in perpetuity, in
favor of St. Lucie County, include a Habitat Management Plan, and provide for the
long term maintenance of the preserve area.
Prior to the issuance of a building permit, the developer, his successors or
assigns, shall provide a joint access agreement for the shared driveway on the
east boundary of the subject property.
The property on which this Major Site Plan is being granted is described as follows:

36 SOUTH, RANGE 40 EAST, IN ST. LUClE GARDENS AS RECORDED IN PLAT BOOK 1,
PAGE 36, ST. LUCIE COUNTY, FLORIDA, AND BEING MORE PARTICULARLY DESCRIBED

COMMENCING AT THE NORTHWEST CORNER OF LOT 13 IN BLOCK 3 OF SAID ST. LUCIE
GARDENS, RUN THENCE NORTH 89°41'25'' WEST, ALONG THE NORTH LINE OF SAID
LOT 12, 14.06 FEET; THENCE RUN SOUTH 27°31'37" EAST, 222.49 FEET; THENCE RUN

C. The approvals and authorizations granted by this Resolution for the purpose of obtaining
building permits on this property, shall expire on December 16, 2005, unless the developer has
obtained building permits for the site plan described in Part A or an extension has been granted
in accordance with Section 11.02.06, St. Lucie County Land Development Code.
D. The Final Site Plan approval granted under this resolution is specifically conditioned to
the requirement that the petitioner, Crowne St. Lucie Associates, Inc., including any successors
in interest, shall obtain all necessary development permits and construction authorizations from
the appropriate State and Federal regulatory authorities, including but not limited to; the United
States Army Corps of Engineers, the Florida Department of Environmental Protection, and the
South Florida Water Management District, prior to the issuance of any local building permits of
authorizations to commence development activities on the property described in Part B.
E. A copy of this resolution shall be attached to the site plan drawings described in Part A,
which plan shall be placed on file with the St. Lucie County Community Development Director.
F. The revised certificate of capacity, attached as Exhibit A, shall be valid for the same
period as this order. If this order expires or otherwise terminates, the certificate of capacity shall
automatically terminate.

G. A copy of this Order shall be mailed, return receipt requested to the developer and agent
of record as identified on the site plan applications.
H. A copy of this Order shall be attached to the site plan drawings described in Section A,
which plan shall be on file with the St. Lucie County Community Development Director.
This Order shall be recorded in the Public Records of St. Lucie County.
