AN ORDER GRANTING MINOR SITE PLAN
APPROVAL FOR THE PROJECT TO BE
KNOWN AS TWISTED OAK ESTATES
WHEREAS, the St. Lucie County Community Development Director has reviewed the
application for site plan approval submitted by David Gorman, reviewed the comments of the
St. Lucie County Development Review Committee on this application, and made the
following determinations:
A 2-lot residential subdivision has been proposed for the project to be known as
Twisted Oak Estates on the east side of Lewis Street at the northeast corner of the
intersection of Upsa Avenue and Lewis Street.
The Development Review Committee has reviewed the site plan for the proposed
project and found it ~o meet technical requirements of the Land Development Code
and to be consistenl with the St. Lucie County Comprehensive Plan.
The proposed project is consistent with the general purpose, goals, objectives, and
standards of the St. Lucie County Comprehensive Plan and the St. Lucie County
Land Development Code.
The proposed project will not have an undue adverse effect on adjacent property, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other
matters affecting th6 public health, safety, and general welfare.
All reasonable steps have been taken to minimize any adverse effect of the
proposed project on the immediate vicinity through building design, site design,
landscaping, and sc'eening.
The proposed project will be constructed, arranged, and operated so as not to
interfere with the development and use of neighboring property, in accordance with
applicable district regulations.
7. The proposed project is to be served by onsite wells and septic systems.
The applicant has applied for and received a certificate of capacity, a copy of which
is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County
Land Development Code.

THEREFORE, BElT ORDERED:
Pursuant to Section 11.02.03(A)(5) of the St. Lucie County Land Development Code,
the Final Site Plan for the project to be known as Twisted Oak Estates be, and the
same is hereby, approved as shown on the site plan drawings for the project
prepared by Blooms :er Professional Land Surveyors, Inc., on January 15, 2001 and
last revised on June 2, 2003 and date stamped received by the St. Lucie County
Community Development Director on June 10, 2003, and the preliminary plat for the
project prepared on July 7, 2003 and submitted to the St. Lucie County Community
Development Director on July 8, 2003, is being granted for the property described as
follows:
The west ~/& of the east 1/2 of the South ~,~ of the southeast lA of the northwest ~A and the
south 700 feet of the east 1/2 of the east ~/~ of the southeast ~ of the northwest lA of Section
29, Township 35 Soul~, Range 40 East, St. Lucle County, Florida excepting there from all
rights-of-way for dra'nage canals and public roads. Less and excepting the property
conveyed by Warranty Deed dated April 14, 1989, from Misik Construction Company, Inc.,
to Carl E. Wild and Raymond B. Wild, as joint tenants with right of survivorship and not ss
tenants in common, as is recorded in Official Records Book 632, Page 510, of the Public
Records of St. Lucie County, Florida.

The approvals and authorizations granted by this CD-Order are for the purpose of
obtaining Final Plat approval and shall expire on July 9, 2005, unless the developer
has obtained final plat approval for the required improvements associated with this
development, or an extension has been granted in accordance with Section
11.02.06, St. Lucie County Land Development Code. Final plats for this subdivision
must be recorded ir the land records of St. Lucie County no later than 12 months
following approval of the final plat drawings for this subdivision.
The Site Plan approval granted under this resolution is specifically conditioned to the
requirement that the petitioner, David Gorman, including any successors in interest,
shall obtain all necessary development permits and construction authorizations from
the appropriate State and Federal regulatory authorities including, but not limited to;
the United States Army Corps of Engineers, the Florida Department of
Environmental Prot6ction, and the South Florida Water Management District, prior to
the issuance of any local building permits of authorizations to commence
development activities on the property described in Part A.

A copy of this Order shall be attached to the site plan drawings described in Part A,
which plan shall be placed on file with the St. Lucie County Community Development
Director and mailed, return receipt requested to the developer and agent of record as
identified on the site plan applications.
The certificate of ca ~acity, attached as Exhibit A, shall be valid for the same period
as this order, if this order expires or otherwise terminates, the certificate of capacity
shall automatically terminate.
F. This order shall be recorded in the Public Records of St. Lucie County.
