HomeMy WebLinkAboutCD-03-011 - Trowbridge East 40 Plat1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 36 37 38 39 40 41 42 43 44 CD-03-011 (MNSP-03-004) AN ORD-'R GRANTING MINOR SITE PLAN APPROVAL FOR THE PROJECT TO BE KNOWN AS TROWBRIDGE EAST 40 PLAT WHEREAS, the St. Lucie County Community Development Director has reviewed the application for site plan approval submitted by Gordon Lundeen, reviewed the comments of the St. Lucie County Development Review Committee on this application, and made the following determinations: A 4-lot residential sJbdivision has been proposed for the project to be known as Trowbridge East 40 Plat on the east side of Trowbridge Road, approximately 1/2 mile south of the intersection of Orange Avenue and Trowbridge Road. The Development F eview Committee has reviewed the site plan for the proposed project and found it o meet technical requirements of the Land Development Code and to be consistem with the St. Lucie County Comprehensive Plan. The proposed project is consistent with the general purpose, goals, objectives, and standards of the St. Lucie County Comprehensive Plan and the St. Lucie County Land Development Code. The proposed project will not have an undue adverse effect on adjacent property, the character of the nei;~hborhood, traffic conditions, parking, utility facilities, or other matters affecting the public health, safety, and general welfare. All reasonable steps have been taken to minimize any adverse effect of the proposed project on the immediate vicinity through building design, site design, landscaping, and screening. The proposed proj6ct will be constructed, arranged, and operated so as not to interfere with the development and use of neighboring property, in accordance with applicable district re~lulations. 7. The proposed project is to be served by onsite wells and septic systems, The applicant has applied for and received a certificate of capacity, a copy of which is attached to this order as Exhibit A, as required under Chapter V, St. Lucie County Land Development Code. Janua~ 22,2002 CD Order 02-001 Page I NOW, A. 6 7 8 9 10 11 12 13 14 15 16 17 18 19 2O 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 36 37 38 39 40 41 42 43 44 45 46 THEREFORE, BElT ORDERED: Pursuant to Section 11.02.03(A)(5) of the St. Lucie County Land Development Code, the Final Site Plan for the project to be known as Trowbridge East 40 Plat be, and the same is hereby, approved as shown on the site plan drawings for the project prepared by Blooms er Professional Land Surveyors, Inc., on February 13, 2003 and last revised on May 15, 2003 received by the St. Lucie County Community Development Direclor on May 16, 2003, and the preliminary plat for the project prepared on February 13, 2003 and submitted to the St. Lucie County Community Development Director on Mamh 10, 2003, is being granted for the property described as follows: The northwest ~,~ of the northeast ~A of Section 13, Township 35 South, Range 38 East, St. Lucie County, Florida less the east 30 feet and less the east 50 feet thereof. ("Fax ID#: 2213-111-0032-000/5) (Location: East side of Trowbridge Road, approximately % mile south of the intersection of Orange Avenue and Trowbridge Road) The approvals and authorizations granted by this CD-Order are for the purpose of obtaining Final Pla- approval and shall expire on June 27, 2005, unless the developer has obtained final plat approval for the required improvements associated with this development, or an extension has been granted in accordance with Section 11.02.05, St. Lucie County Land Development Code. Final plats for this subdivision must be recorded in the land records of St. Lucie County no later than 12 months following approval o' the final plat drawings for this subdivision. The Site Plan approval granted under this resolution is specifically conditioned to the requirement that the petitioner, Gordon Lundeen, including any successors in interest, shall obtain all necessary development permits and construction authorizations from the appropriate State and Federal regulatory authorities including, but not limited to; the United States Army Corps of Engineers, the Florida Department of Environmental Protection, and the South Florida Water Management District, prior to the issuance of any local building permits of authorizations to commence development activities on the property described in Part A. A copy of this Order shall be attached to the site plan drawings described in Part A, which plan shall be p aced on file with the St. Lucie County Community Development Director and mailed, return receipt requested to the developer and agent of record as identified on the site plan applications. If this order expires or otherwise terminates, the certificate of capacity shall automatically terminate. F. This order shall be recorded in the Public Records of St. Lucie County.
