See figure 608.5.2 (b). Comment #2 – Please list type of trap primers to be used per Section 1002.4.1 FPS 2017. Trap guards do not meet Project Manual Specifications Book 1 Page 22 40 00-3 Sentence J Response: Specification sections shall be revised to trap guards. See Section 107 of the 2017 Florida Building Code. Response: These documents will be submitted during the construction submittal phase. Comment #2 – Submit [ 3 ] St Lucie County " Product Review Affidavits completely filled out in original format, or add the Product Review Affidavit for the components and cladding to the plans for the air hanger and the office building to include all windows, doors, wall and roof sheeting, and louvers. Signed sealed and dated by your design professional. Response: See attached Product Review Affidavit signed and sealed by AOR. (Building official: Please refer to the wind pressures that are listed on the structural drawings and the Florida product approvals are listed on Sheet A6.0.6. and new sheet A0.0.2.1. Also see specification manual for each component of cladding). Comment #3 – Please submit the Geotechnical Report per page S0.02. Meeting the requirements of Chapter 18, Section 1803, Subsection 1803.1. Reviewed and approved by the design professional in charge. Response: Note: The Geotechnical Report is included in the Appendices to the Project Manual and is being furnished with this resubmittal. Also, the locations of Soil Borings and the Soil Boring Logs are included as Drawing C3.0.3 through C3.0.7, included with this resubmittal. Comment #4 – Plans are marked as bid documents, please submit the approved construction set of plans for review. See Chapter 1, Section 107, Subsection 107.2.1 of the 2017 Florida Building Code. Response: The Title Blocks have been revised to “Construction Documents”. Comment #5 – Please see index of drawings on page C0.02. Please submit all pages referenced on the index sheet. C3.0.1 thru C8.0.3, C9.0.5 thru C9.0.6, C12.0.1, C12.0.3 thru C12.0.4, C13 thru C35.0.4, CE40.0.1 thru CE40.0.13 and A5.05 are not included with the submitted documents. See section 107 of the 2017 Florida Building Code. Response: We apologize for the unintended omission of these Drawings, and are including them in this resubmittal. Please note Drawing A5.0.5 was “NOT USED”, and this has been reflected in the revised INDEX OF DRAWINGS on page C0.0.2. Response: The INDEX OF DRAWINGS on page C0.0.2 has been corrected to include this sheet. Comment #7 – The air hanger building meets the definition of a threshold building. Please submit the information needed meeting the requirements of Chapter 1, Section 110, Subsection 110.8 of the 2017 Florida Building Code. Response: We will add the notes necessary to address FBC Subsection 110.8. Review 01/02/2019 Comment #1 – See note 3 on page S0.0.2 for the cast in place concrete. Please submit the concrete design mix in accordance with note 3. See Section 107 of the 2017 Florida Building Code. Response: These documents will be submitted during the construction submittal phase. Comment #2 – See page S0.0.2, helical piles, please submit the shop drawings and calculation meeting the requirements of note number #2 and 3. See Section 107 of the 2017 Florida Building Code. Response: These documents will be submitted during the construction submittal phase. Comment #3 – See slab on grade note number three on page S3.0.1. Please submit plans for joint spacing meeting the specifications of slab on grade note #3. See Section 107 of the 2017 Florida Building Code. Response: These documents will be submitted during the construction submittal phase. Comment #4 – Please submit a manual d for air distribution sizing and design. See C403.2.9.5 of the 2017 Florida Energy Code. Response: Per phone conversation with William Durden, Trane Trace Report shall be provided in lieu of manual d. Comment #5 – Please submit a manual n for the design load associated with heating, ventilating and air conditioning of the building. See chapter 4, section c403, and sub-section 403.2 of the 2017 Energy Code. Comment #8 – All commercial documents submitted for permitting must be in triplicate. Any documents that requires a signature or seal must be submitted in triplicate, with original seals and signatures. Please see the 2017 Florida Building Code chapter 1, subsection 107.1. Response: Resubmittal is made in triplicate as required with original Seals and Signatures. Comment #9 – Please note that the comments are for the clarification or correction of the submitted documents. Additional review may be required after submitting corrected documents Response: Please see resubmittal for additional information. Comment #10 – Please note: (1) all review comments when answered will require a cover letter addressing where the changes were made, (2) all changes will be required to be clouded on the plans and (3) the contractor when resubmitting will be required to insert the new updated pages into the plans or if the contractor prefers, a revised complete set of plans can be submitted Response: Comment responses are provided in this Narrative, and please see resubmittal for the requested information. ZONING REVIEW Review 01/02/2019 Comment #1 – Please provide 2 signed and sealed sets of civil drawings for constructability review of the engineering dep. Response: An additional 2 sets of the Civil Drawings are included with this resubmittal. Response: The Title Blocks have been revised to “Construction Documents”. Review 01/04/2019 Comment #1 – Separate permit for the fence and gate is required. Response: Ahrens Companies Review 01/08/2019 Comment #1 – Please provide proposed finished floor elevation. Based on St Lucie County LDC min. Required is 18" above center line of adjacent road. Response: The finished floor elevation of the Office is set at 23.50. Hangar perimeter elevation is 23.50 with a 0.50% slope to a central floor trench drain. The centerline of the access road is approximately 21.00. Please refer to Drawing C12.0.1. Note that by necessity, airport grades are minimal to enable aircraft ease of taxiing. Therefore, the Hangar FFE is dictated by the existing elevation of Taxiway E, and the minimally allowed slope for aircraft aprons. Comment #2 – Please provide elevation of center line adjacent road (Jet Center Terr.) Response: The center line elevation of the Jet Center Terrace Extension varies from approximately 23.30 at its current terminus, to approximately 21.3 at the intersection with the reconstruction of Taxiway D to the Hangar access drive, all as shown on Drawing C12.0.1 included with this resubmittal. In front of the Hangar, the access drive has an elevation of approximately 21.00. Comment #3 – In case the 18" above center line of the road is creating a problem, the planning director may grant relief of the code. A written request should be directed attention Leslie Olson, AICP, director planning and development services department. Please include in your letter the reason of the request, the proposed elevation, the elevation of the center line of the road, address and permit number and if the property is in a flood zone the min. Required flood zone elevation. Please submit the letter to my attention. A $ 50.00 fee is applicable and will be added to the permit fee. Response: See response to Comment #1 above. Note the entire site is located in “Zone X – Area of Minimal Flood Hazard” as determined by the FEMA Flood Plain Map 12111C0176J.
