We completed the research requested for the referenced property and have determined
that it is a nonconforming lot of record. The lot is nonconforming because it does not
have frontage on a county dedicated road. This requirement is waived and a single
family dwelling may be constructed on the property subject to providing a recorded
easement for access to the property and meeting all other applicable zoning and building
code requirements.
An administrative variance will be processed when a permit is applied for, at which time
the county attorney's office will review the easement document. There will be a $50.00
fee for the variance and it will take a few days additional time for processing the permit.

Your application submitted proposing to combine the four parcels of land described by the
referenced property tax ID numbers and to redivide into four parcels of a different dimensional
configuration has tentatively been approved as submitted. Upon receipt of a recorded warranty deeds
reflecting final division of the properties you will receive a final letter of approval.
Please note that when development plans are applied for an Administrative Variance will be
processed and reviewed by the County Attorney's Office for the easement due to lack of road
frontage. There will be a $50.00 fee for the Administrative Variance.
Please be aware that Section 11.03.04 of the St. Lucie County Land Development Code provides that
no further division of an approved lot split is permitted unless a final record plat is prepared and
approved in accordance with the code.

An administrative variance will be processed when a permit is applied for, at which time
the county attorney's office will review the easement document. There will be a $50.00
fee for the variance and it will take a few days additional time for processing the permit.
