Attached hereto please find the application for a Lot Split on the above-referenced
property along with the required application fee.
The following is attached to the application:
A copy of the deed in which Ralph E. & Sara C. Johnson took title to the
property in November of 1988. A copy of the corrective deed.
2) A sealed copy of the survey for the parent parcel.
3) A copy of the survey with the proposed lot drawn in.
Copies of all easements and rights-of-way of record concerning the
parent parcel and the proposed lot.
It is my understanding that said property is zoned AR-1 and under this zoning the lot
must be 1 acre (43,560 sO, minimum;lot width of 150 feet and have minimum road
frontage of 30 feet. The purpose of the lot split is the purchase of a 1 acre conforming
lot from my parents on which to build a house. A survey of the proposed lot has not
been done as of yet so ! do not have a legal description for that parcel. I did not want
to have to spend $500.00 or more on a survey until I knew if there would be any
problems in obtaining a building permit for the proposed lot so long as it conforms.
As you can see the frOnt lot line is to begin 60 feet from the existing west lot line.
There would be 150 feet fronting on the existing County Road, Relief Canal Road, which
is now known as Floyd Johnson Road and the lot would be approximately 295 feet deep.
I believe that this conforms under Table 7.10 (Lot Size and Dimensional Requirements).
There may have to be some adjustments to allow for the existing road rights-of-way
which will be brought to the surveyorg attention. It would be necessary to split the lot
in this manner to conform un der the existing zoning and to allow my parents to continue
