Dear Mr. Fogg:
In response to your letter a lot split could be processed on the referenced property.
Because the proposed west parcel would not have road frontage as a stand alone
parcel, the approval would: be subject to being combined with the parCel referenced
in your letter located immediately to the south as one parcel of land.
Subsequently, if the owner of the newly combined parcels decided to divide the
property, it also would require a lot split. Actually that lot split-could be done first
with the division from your property afterwards. I feel it would be easier, in that
when your property is split it can be Combined with the intended parcel that has an
established T~x ID number immediately. Unless of course, there is no intent on the
part of the purchaser of your property to do a lot split at this time.
Rezoning .would not be required. Appropriate codes would apply for construction
and use of property according to the zoning of each area in which the construction is
proposed. However, if rezoning is contemPlated please consult the Planning
Department to determine if feasible and whether they would support the petition.

Dear Mrs. Irso:
As per our conversation February 16 I would like to confirm
that I could sell off the west 150 feet of my property (Tax
ID ~ 3409 507 0001 010/5) to the adjoining property owner to
the south. This property would then be combined with a
portion of his land (Tax ID ~ 3409 502 0229 010/1) to form a
buildable lot. The combined lots would total approximately
1.02 acres. It is my understanding that a lot split would be
necessary on both parcels.
Would a zoning change be necessary? If so would the north
portion need to be changed to RS 3 which is the current
zoning on the southern parcel or could the south parcel be
zoned to AR1 to conform to the north parcel?
Please advise at your earliest convenience.
