Dear Mr. Scheu:
Your request for research of the following described property to
determine nonconforming lot of record status has been completed as
follows:
Lakewood Park Unit 5 - Block 53, Lot 13
Lot 13 is a nonconforming lot of record and is buildable subject to
meeting all other applicable requirements.
Lakewood Park Unit 10 - Block- 122, Lots 10 and 1]
Lot 10 and 11 individually do not meet the lot area requirements of
RS-4 (residential, single family) zoning. As they are owned by the
same person they are considered one parcel of land and combined
would be buildable. However, it would be possible to apply for a
variance fromthe lot area requirement and, if approved, each lot
would be buildable, again subject to meeting all other applicable
requirements. For further information regarding variances, please
call 468-1576 and request the planner of the day.

Grantor shall be entitled to apply for relief by injunction in
addition to any other remedy and failure of the Grsntor to enforce
