In response to your letter regarding the referenced property. The property is zoned RS-4,
(Residential, Single Family-4) which permits one single family dwelling. The minimum lot size
requirement is 10,000 square feet and minimum lot width is 75 feet. Your property does not
meet the required square foot and is a nonconforming lot. We proceeded with research and
determined the lot is a nonconforming lot of record for which there is usually a $50.00 charge.
As a nonconforming lot of record the required lot area is waived. All other zoning and
building code requirements must be meet for construction.
When applying for building permit to construct a single family residence a copy of a septic
tank permit is required which is issued by St. Lucie County Health Department, 5150 NW
Milner. Dr., Port St. Lucie, FL, Phone (561)878-3084. I am not familiar with' the health
department's required setbacks for septic tanks and wells, you can call or write them direct.

Dear Ms Pendarvin:
I am the owner of a lot in Lakewood Park, parcel #1301-606-0020-000-3. I live in
California, and I just recently made a trip to Florida for the first time in 20 years. During this visit, I
took the time to check my l~)t to see if I could possibly build and retire in Florida. I was very
distressed to find out t¥om neighboring property owners ,and local real estate agents, that because of
current building codes regarding the setbacks for septic tank and wells, my lot has become almost
worthless. I have been informed that the code for the above mentioned items, has included
setbacks fl~at are so large that I don't have a large enough lot to accommodate them.. To my
understanding, the code was not written this way when I purchased the lot.
I have been paying property tax'for years and the assessors office has increased the value of
this lot annually. I have asked the assessors office to change the assessed value of this lot based upon
the information that I have acquired over the last few months. The assessors office has informed me
that I need the building department to verify the information concerning this lot. I hope that you
