Re-submittal Hennis Parcels
I have reviewed the above captioned surveys prepared by Mclaughlin
Land Surveying, Inc. The following items should be addressed:
1) Type of survey should be labeled on each drawing (Chapter 61G17-
6.002 paragraph 3).
2) All fences should be tied to the property lines, dimensions to
the property line's shall also be Shown (Chapter 61G17-6.003
paragraph 11).
3) The legal description of the 5.08 acre parcel (see attached copy
labeled C) has not been revised. The bearing of the north
property line should be parallel to the south line of Section
10, T-37-S, R- 38-E.
4) All survey drawings shall have a statement regarding
improvements (Chapter 61G17-6-003 paragraph 13).

I hawe .reviewed the boundary surveys prepared by McLaughlin Land
SurVeying, Inc. The following items should be addressed:
1) Bearing Base is not shown, Chapter 61G17-6 003 paragraph 4,
Florida MTS. '
2) The descriptions as shown on the surveys are not correct.?~ (See
attached Drawings A-D). Please note that I have written
corrected descriptions which would agree with each drawing. The
corrected descriptions are based on the data' shown on the
surveys and the general intent of the division of the property.
3) The distance shown along the East line of Section 10 as 591.88'
feet may be incorrect. Holding the other bearings and distances
and. using a bearing-bearing intersection the distance calculates
to be 593.3,4, feet.
4) I would like to see the Surveyor's sectional breakdown of
Section 10. Was monumentation found at the'section and 1/4
section corners ? How was the westerly right of way line of
Glades Cut Off Road established ?
5) Were these surveys uSed to prepare instruments of conveyance ?
I have reviewed the deeds you have furniShed. The deed recorded in
ORB 669 Page 715 (recorded 12/21/89) describes a parcel which has
a North-South distance of 331.38' feet along the West line.
The deed recOrded in ORB 705 Page 1159-1161 (recorded 08/29/90),
describes a parcel which has a North South distance of 192.46' feet
along the West Line. The properties described overlap by 71' feet.
mobile home is mentioned in both descriptions. The serial numbers
icate that it is the same mobile home. Did they move the mobile
on the property or was the first instrument conveying the
ty in error ? Mr. Mclaughlin's survey indicates that the
le home is situated within the boundaries of the parcel
bed in Orb..705 Page 1161. The primary concern is the overlap. ~
may be additional conveyances within the parent tract which
have resulted in deed overlaps or hiatus. Does the current~
have access to an abstract of title ?
