Dear Mr. Brooks:
In response to your letter requesting information regarding the
referenced .Property, the following is applicable.
.The .property is zoned AR-1 (agriculture, residential) which
requires ~one acre of land to construct a single family residence.
This parcel contains a little over one-half acre. Another
requirement it is lacking to obtain building permits is road
frontage as it does 'not front on a public road. We could not
readily is~sue any building permits for this property.
On July 1, 198'4 the Board of County Commissioners "grandfathered"
all property that could meet certain criteria and, if it met this
criteria the frontage requirement and lot area requirement would be
waived' h°Wever a d~eded: easement Would be required allowing access
across any property necessary lying between the subject property
and the closest public road.. This research is for a "nonconfOrming
lot of ~record determination... This may be requested at any time.
Please include a check for $50 for the research and response.

grandmother owns lot #221 ~n Colonial Acres Tax ID # 1406-~34-
0003-000/6 and we are trying to get her into long term nursing
care. Because she owns this 9rogerty, we are having ;)roblems. The
State of Maryland wants us to have a fair market value on this
particular piece of property. I have called Realtors in the Florida
area, and have been told there is no market for this particular
property.
what I need is a letter stating that the property is zoned

agr~cu, ture and it is not on a dedicated road and you need an
acre of land to build in this area- For these reasons we feel this
property has no value. If you could ;)lease supply us with a current
letter with this information it would be' helpful in our case. we
have an appointment with my grandmother's case worker on 2/27/97,
if at all possible could you fax me a letter and follow-up with the
original. Anything you can do would be appreciated. I have enclosed
a cody of a letter my grandmother had from 3/8/79. Thank you once
