1.02.3 Fill necessary to bring the building area up to planned
grade should consist of clean granular materials. The fill
should be spread in loose layers of 12 to 18 inches arid compacted
to 95% of Modified Proctor Density. The fill should extend at
least 5 feet outside the imprint area of the structure. A
minimum testing frequency is one test per 2500 square feet of
compacted fill per 12 inch lift.
1.03 PAVEMENT SUPPORT
The parking and drive areas may be successfully prepared to
support a flexible pavement. The minimum pavement section design
should include the following.
1. Proofroll the exposed natural subgrade with a minimum of
4 passes of a vibratory roller, or to 98% of Modified Procter Dry
Density (ASTM D 1557).
2. A six inch thick stabilized subgrade using suitable
clayey soils, compacted to 98% of the Modified Proctor Dry
DErrsity. A Florida BEaring Value of 50 psi may be used for the
road and parking areas.
3. A six inch thick coquina or limerock base, compacted to
98% of the Modified Proctor Dry DEnsity.
4. Provide 1 inch of Type i asphaltic concrete wearing
surface for the parking lots and reads.
In parking and road areas, one density test per 7500 square feet
is recommended to confirm the required degrees of compaction.
The latest specification of Florida Department of Transportation
shall govern the design and placement of the pavements. The
above described minimum requirements should provide satisfactory
support for the expected vehicular traffic.

1.01 PROVIDE soil treatment for Termite control, as herein

recommendations for all phases of the Work.
1.02 SOIL TREATMENT: Treat compacted soil under all slabs and
extending five (5) feet beyond building perimeter at the rate of
one gallon per ten square feet and at the rate of 2 gallons per
(5) five lineal feet of foundation with Dow "Dursbare TC"

Engineering Drawings.

1.01 All work under this Section shall be as shown on the Civil
Engineering Site Plan prepared by Mr. Joseph Lynch PE , Job # 87-
32 dated August 28, 1987.
Work under this Section shall include excavation, placement,
backfiiling, quality control, and connections of all site utility
items.
1.02 Any damage done by this Contractor to existing roadways,
pipe lines, utilities, etc., shall be repaired by hire and at his
expense in a manner acceptable to the Owner of the damaged
property. He shall report any existing damage prior to his
beginning work.
1.03 The following shall be a rninirnum standard specification for
the various types of piping used:
(1) Cast Iron Pipe: Coated bell and spigot type. Service,
no hub, or extra -heavy pipe.
(2) Black Steel Pipe: Welded or, seamless Schedule 40.
(3) Copper Piping: Hard or soft drawn, Type K, L, or as
indicated or specified.
(4) Vertified Clay Pipe: Bell and spigot type, standard,
or extra -strength as indicated.
(5) Concrete Pipe: Bell and spigot type, standard or
extra -strength. Use flexible watertight gaskets where
codes permit.
(6) Plastic Pipes Schedule 40, or 80 PVC where permitted
by codes.
1.e4.1 SEWER Pipe Installation: The pipe shall be so laid that
after the sewer is completed, the interior surface thereof shall
conform accurately to the required alignment arid grade. The pipe
must be laid on full beds, with pockets scooped under, the bells,
if any. All adjustments of pipe laid in earth bottom roust be
made by scraping away and rarnrning in earth under the whole body
of the pipe, and not by blocking or wedging up. Before laying,
the interior of the bell shall be carefully wiped smooth aril
clean, and the annular space shall be free from dirt, stones, and
water.
1.04.2 SEWER Tests: Lamp, laser or other approved tests for
alignment and grade shall be performed during progress of the
work. Any pipe not true to line and grade shall be reset on
proper bedding to provide proper alignment and grade.
1.05.1 WATER Pipe Installation- In general, water main shall be
laid so as to provide a minimum cover of four feet below finished
grade. Pipe, fittings, valves, and hydrants shall be carefully
handled to avoid damage. While they are suspended over the
trench before lowering, they shall be inspected for defects and
rung with a light hammer to detect cracks.
After pipe is laid, care shall be taken to avoid the entrance of
dirt or water from the trench.
1.05.2 STERILIZATION of Completed Water Line: Before being
placed in service, the entire line shall be cholorinated.
Chlorine may be applied by the following methods: liquid chlorine
gas -water mixture, direct chlorine gas fed, or calcium
hypochlorite and water mixture.
1.06 Utilities shall be installed in accordance with
requirements of the building code. Testing shall be in
conformance with requirements of the State of Florida Department
of Enviromnental Regulation, Building Code and any other
applicable authorities.

1.01 Refer to Civil Engineering Site Plan prepared by Mr. Joseph
Lynch PE , Job # 87-32 dated August 28, 1987.
1.02 WALKS shall be 4" thick poured concrete with 6" x 6 #10
gage welded wire fabric unless otherwise shown on the Drawings.

8" thickened edge with one (1) #5 diameter continuous adjacent
to landscaping; provide 12" thickened edge with (1) #5 diameter
continuous abutting pavement.
1.03 CONCRETE WALKS shall be poured on fill as
described in Section 02200.
1.04 CONTRACTOR shall provide expansion joints as shown on the
Drawings, and at not more than 301 o.c.

1.01 CONTRACTOR shall provide fill and bring site areas shown on
site plan to be sodded, seeded or landscaped to 3" below finish
grades shown on the Drawings.
1.02 IT SHALL be the responsibility of the Landscape Contractor
to provide the final grading during the course of landscape
installation so as to bring sod and planting areas to their
proper elevations in relation to walks, paving, and other site
conditions. The site grading plan must be checked prior to
installation of sod to insure that drainage and other conditions
will not be modified.
1.03 ALL landscaping shall conform with St. Lucie County
Landscape Ordinances.
DIVISION 3 CONCRETE

1.01 ADEQUATE and safe design of formwork is the responsibility
of the Contractor. Applicable provisions of ACI "Recommended
Practice for Concrete Formwork ACI 347", are hereby made a part
of this specification. Install sleeves, inserts, anchors and
other fastening devices required for fastening of other work,
forms, and footings, columns arid beams.
1.02 ALL FORMS and soil under concrete slabs shall be thoroughly.
wetted before placement of concrete.
1.03 FORM REMOVAL: Walls, columns, sides of beams; 24 hours
minimum. Beams and slabs; 7 days minimum and a test cylinder
break indicating 2/3 of required strength. Beams and slabs
carrying construction loads shall be reshored until constructior,
loads have been removed. If 7 day test indicates that required
strength has not been reached, formwork shall not be removed
until written approval has been received from the Architect.
2.01 SHORING AND RESHORING
2.01.1 PLANS for shoring and reshoring shall be prepared and
signed by a Florida Registered Structural Engineer as a part of
the Contract. Formwork, shoring and reshoring shall be inspected
and approved in writing by a Florida Registered Structural
Engineer as a part of the Contract.
2.01.2 SHORING shall not impose loads on portions of the
structure in excess of Design Loads. Maintain shoring during
entire project.

tied in position in forms having rich less than 1 1/2" coverage in
beams, slabs and columns and not less than 3" in footings.
Provide bent bars at all corners of footings and tie beams.
1.03 WIRE MESH SHALL meet ASTM A-I85 and be 6" x 6" #10 gauge
welded wire fabric unless otherwise shown on the Drawings. Raise
mesh at least 1" above bottom of slab.
1.04 SUBMIT four (4) copies of Shop Drawings of bending
schedules, embedments, placement detail and size and location of
reinforcement steel.

1.01 Cast -In -Place Concrete shall meet the following

FINE AGGREGATE: Shall be sharp, clean passing a #8 sieve meeting
ASTM C-33.
COARSE AGGREGATE: ASTM C-33 gravel or crushed stone. Size
graded from 1" down. Size for column and beam pours shall be
1/2" and down.
WATER: Shall be potable quality.
STRENGTH: 3000 PSI at 28 days for foundations, slabs, columns
and beams; 2500 PSI for walks unless shown otherwise on the
Drawings.

2.01.1 Force coarse aggregate from surface, screed level and

2.01.5 Honeycombing or planes of weakness apparent in the
exposed concrete work shall be patched or removed and replaced at
the discretion of the Architect. Such repairs shall be made at
no additional cost to the Owner.
3.01 TESTING
3.01.1 SLUMP & cylinder tests shall be made of all structural
concrete in footings, beams, columns and floors.
3.01.2 TESTING PROCEDURE
a) Standard 6 inch x 12 inch cylinders made of concrete for
foundations per ASTM C-143. Take from the same batch for each 50
cubic yards or fraction thereof and at least four (4) cylinders
from each days pour. Cure cylinders; one broken at 7 days; one
at 14 days, one at 28 days; one held in reserve.
b) Prepare and mark test cylinders and deliver them to an
independent laboratory approved by the Architect. Laboratory
tests paid for by the Contractor.
c) If final cylinder test is below specified rninirnum strength
the Architect may require core tests of hardened. concrete in
place to be made per ASTM C-42. If this test shows strength to
be below specification, concrete in question shall be removed arid
replaced without cost to the Owner. Other work damaged by such
repairshall be replaced at no cost to the Owner. Patching of
test core sites shall be performed by the Contractor.
d) Maximum slump shall be 5" + - 1".
3.01.3 TIME: Concrete shall be placed within 90 minutes of
adding cement and aggregate or within 45 minutes of adding water
and admixtures. Maximum time between deliveries in a single pour
shall be 30 minutes. Contractor shall keep and file
consecutively all concrete delivery slips which shall have date
and time of mixing, time of delivery and design mix type
indicated. Copies of all delivery slips shall be provided by the
Contractor on a monthly basis to the Architect.
DIVISION 4 MASONRY
¢410® MORTAR
1.01 Provide mortar conforming to ASTM C-91 for Masonry Cement,
and ASTM C-150 for Portland Cement.
1.02 Sand for mortar shall be clean, hard, sharp sand conforming
to ASTM C-144. Water for mortar shall be potable.
1.03 Mortar for use below grade shall be Type M (one part
Portland Cement, one part Type I1 masonry cement and six parts
sand by volume). Mortar for use above grade shall be Type M or N
(one part Type II masonry cement and three parts sand by volume).
1.04.1 GROUT shall conform to ASTM C476. Aggregates for grout
to meet ASTM C404 or ASTM C144.
1.04.2 GROUT shall reach compressive strength of 2,500 psi C+ 28
days.
1.04.3 SLUMP for grout shall be 9" + - 1"
Q41�0 MASONRY REINFQRCEMENT
1.01 Provide "Dun-O-Wall" standard weight all galvanized 9 gage
ladder, ties at every second course of concrete masonry units. Lap
splices 6" min.
1.02 Prefabricated corners and tees shall be provided in each
course with ladder ties.
1.03 Top course and two courses above all openings shall be
reinforced 24" beyond opening.
1.04 Install vertical deformed bars centered in walls or as
shown on drawings. All cells so reinforced shall be solidly
grouted between poured concrete beams with colurnrn grade concrete.

1.01 GENERAL. The Contractor shall furnish all materials,

connections are specifically called for on the drawings. All
field welds shall be repainted with two coats of rust inhibiting
paint of the same brand and type as shop coat.
1.03 Furnish all arichors, clamps, bolts, screws, etc., required
for- the completion of the work. After fabrication thoroughly
clean steel and cover with shop coat of oil based, rust irthibi-
tive paint, "Rust-o-Leurn" or equal.

1.01 Contractor _shall install non -roof related galvanized hat

1.02 Contractor shall furnish and install, or furnish for other
trades when required, all miscellaneous metal, steel, and metal
fabrications including but not limited to, hangers, anchors,
bolts, plates, supports, lintels, brackets, and other miscellan-
eous items necessary to frame or support the Work.
1.03 Provide and install expanded galvanized steel rib lath on
galvanized steel hat sections and angles as shown on the Drawings
as referenced in Section 09800 subsection 105.5.
1.04 Provide and install galvanized stucco stops, expansion
joints, vent strips and other accessories as shown on the
Drawings.
1.05 Install 20 gauge by 4 inch metal back up furring as called
for on the Drawings. Work with various trades to verify location
of furring. Secure at each support with not less than 2

walls as the Architect may direct.
1.06 Hat Channels - Contractor shall install galvanized hat
channels as shown on drawings and at 2'-6" o.c. over bar joists.
Size is nominal 1 1/2" x 4", verify actual dimensions.
2.01 FIELD MEASUREMENTS: Take all measurements in field as
required to verify or supplement those shown on the Drawings and
assume responsibility for fit of structural members, steel
joists, other, structural steel and miscellaneous metals.
2.02 SHOP DRAWINGS: provide four sets of shop drawings for review

DIVISION SIX - WOOD & PLASTICS

1.01 GENERAL: Contractor, shall furnish all labor, materials and
equipment necessary for the completion of Rough Carpentry work as
shown or, the Drawings and hereinafter specified.
1.02 INSPECTIONi The Contractor shall examine all work in
direct contact with or having art effect on his work. If any
defects are found that would have an adverse effect on the
erection or completion of the installation of his materials, the
Contractor shall notify the Architect in writing of the nature of
the defects. If the Contractor proceeds with his work without
effecting such notification, it shall be construed as an
acceptance by him of all preceeding work.
1.03 SOFTWOOD LUMBER SHALL conform to the American Lumber
Standards "Simplified Practice Recommendation R16-53" for
correlated dry sizes. All lumber shall be air seasoned and kiln
dried with moisture content 19% by weight. All plywood shall be
graded and stamped in accordance with U.S. Dept. of Commerce
Product Standards PS 66, and the American Plywood Association.
1.05 PLATES AND BLOCKING Concealed blocking, bracing, and nailers
shall be utility grade. Furring shall be pressure treated
Southern Yellow Pine, No. 2 or better. Furring shall be
installed using shims, as required, to provide true planar
surfaces for finish materials.
1.06 THE CONTRACTOR SHALL supply and install all rough hardware
including bolts, plates, nails, anchors, brackets, spikes,
screws, clips, hangers, and other fasteners necessary for
Completion of the Work. Rough hardware shall be hot dip
galvanized. Rough hardware exposed to the weather shall have
suitable protective coating.
1.07 THE CONTRACTOR SHALL provide anchors, blocking etc.
required by other Sections to be built in. Provide grounds and
blocking for all Sections.
1.08 NAILS SHALL be ring shank, stainless steel for exterior
Work. Subdrill where necessary.
1.09 DRILL BOLT HOLES 1/32 inch larger than bolt diameter. Use
square plate of malleable iron washers under heads. Re -tighten
bolts immediately prior to concealing and/or final inspection.
Subdrill for lag screws and common screws, using square plate or
mailable iron washers under lag screw heads.
1.10 REMOVE wood, including form lumber, scrap lumber, shavings,
and sawdust in contact with ground. Leave no wood buried in fill
or backfill.
1.11 PROTECT wood products delivered to the Site frctrn wetting
and moisture gain by storing or, elevated sills and by covering
with well secured waterproof covers.
1.12 FIT framing closely, set accurately to required lines and
levels, and secure rigidly in place.. Set horizontal and inclined
members with crown edge up. Do not cut, notch, or bore
structural members without the Architect's written approval.
Bolt, nail and spike in a thorough rnarrrcer. Framing members shall
provide full contact at all bearing surfaces.
1.13 STUD WALLS AND PARTITIONS SHALL be nominal 2 x 4 studs, 1'-
4" on center unless otherwise rioted or required to accornodate
mechanical or electrical systems. Unless otherwise detailed, all
panels, valve covers, cleanouts, devices, access doors, recessed
cabinet boxes, etc., shall be mounted flush with the adjacent
wall surfaces.

equipment necessary for the completion of Finish Carpentry work

1.03 STORE ALL wood products indoors in a dry place for at least
three (3) days prior to installation.
1.04 USE ONLY hot dip galvanized, or aluminum wire finishing
nails and screws.
1.05 USE LONGEST length possible to minimize joints. Bevel or
mitre cut and fit adjacent pieces to make joints tight and
inconspicuous. Shiro door frames as required to provide square,
plumb frame for doors.
1.06 USE SCREWS concealed behind steps for door frames and
windows. Otherwise use finishing nails and set into surface and
putty. Space fastenings in regular, even and inconspicuous
pattern.
1.07 HANG METAL and wood swinging, sliding, bi-fold and bi-
parting doors plumb, free -swinging, and free -sliding.
1.08 RECEIVE, STORE AND INSTALL all finishing hardware as
specified. Install using manufacturer`s templates and to
manufacturers' printed instructions.
1.09 PUTTY ALL nail holes and hand sand finish surfaces to a
smooth finish ready for finishes.
1.10 REPLACE or refit all pieces that shrink, opening up joints.
1.11 FINISH trim shall be clear fir"Colonial: type, glue at
joints and corners.
1.12 INTERIOR TRIM shall be clear "Colonial" type for door
casing and base material.
QrSWT WQQD TREATMENT
1.01 All wood in direct contact with concrete, masonry, or soil
shall be pressure treated in compliance with the requirements of
the Standards of the American Wood Preservers Association. Apply
concentrated preservatives to all cuts.
1.02 The 16" base of 8x8 columns shall be placed on 16 gage
galvanized steel shims and shall have three (3) coats
concentrated preservative, brush applied.
T54N ARCHITECTURAL WOQOWORK
1.01 GENERAL: Contractor shall furnish all labor, materials and
equipment necessary for the completion of all Architectural
Woodwork work as shown on the Drawings and hereinafter specified.

07100 WATERPROOFING
1.01 GENERAL: The Contractor shall furnish all materials,
labor, and equipment necessary for the installation and
completion of the work.
1.02 INSPECTION: The Contractor shall examine all work in
direct contact with or having art effect on his work. If any
defects are found that would have an adverse effect or, the
erection or, completion of the installation of his materials, the
Contractor shall notify the Architect in writing of the nature of
the defects. If the Contractor proceeds with his work without

1.03 COORDINATE waterproofing with other trades and make
provisions for their work so as to avoid cutting and patching.
Protect completed membranes from damage until the building is

1.04 CONTRACTOR shall furnish and install 0.006" polyethylene
vapor barrier under first floor slab reinforcing bars and welded
wire mesh. Protect from damage until floor slab is poured.

completion of the work.

1.03 EXTERIOR WALLS: provide 3/4" sprayed cellulose insulation.
1.04 INTERIOR PARTITION INSULATION: Provide R-11 fiberglass
batt insulation in partitions as shown or, the Drawings.
1.05 ROOF INSULATION : Provide one layer of 3" vinyl faced
fiberglass insulation over entire roof area between metal roofing
panels and roof structurals.
1.06 CEILING INSULATION: Provide R-19 fiberglass batt insulation
over 2x2 and 2x4 acoustic ceiling parcels and drywall ceilings.
07n00 MEMBRANE COUNTER FLASHING
1.01 The Contractor shall furnish all materials, labor, and
equipment necessary for the complete installation of the membrane
roofing.
1.02 The Contractor shall examine all work in direct contact
with the membrane roofing. If arty defects are found that would
have an adverse effect on the membrane roofing installation, the
Contractor shall notify the Architect in writing. If the
Contractor proceeds with his work without effecting this
notification, it shall be construed as an acceptance by him of
all preceeding work.
1.03 Membrane Roofing shall be Grace SW smooth surfaced mechani-
cally attached roof system installed and inspected per
manufacturers specifications for 120 mph SCBBI wind zone.
a) Membrane shall be GRM - 120
b) Roof Deck shall be as specified in Section 03500.
c) Separator Sheet shall be GRM Separator Sheet or ASTM Type III
or IV fiberglass felt sheets.
d) Fasteners shall be Zonolite or NVS Base Ply fasteners.
e) Priming - All surfaces shall be primed with GRM primer.
Primed surface shall dry until tack -free.
f) GRM Base Ply Tape shall be 8 roil polyethylene tape.
g) GRM White Coating - modified solvent acrylic.
h) GRM Flashing Strips - 9" GRM Membrane Strips (GRM-120).
i) GRM Sealant - Urethane sealant.
1.04.1 Installation, - All GRM roofing must be applied at
surface and ambient temperatures of 40F or above with dry weather
conditions.
1.04.2 Install a GRM Separator Sheet or Type III or IV
Fiberglass Sheet by randomly nailing in place with appropriate
Base Ply Fasteners.

GRM Base Ply Tape is to run in the same direction as the GRM
Membrane application. , At walls/curbs, install a row of GRM Base
Ply Tape at base of the cant strip and nail 8" o.0. with
appropriate Base Ply Fasteners.
1.04.4 Install GRM-120 by centering GRM sheet over the GRM Base
Ply Tape. GRM Membrane must be backnailed on 8" centers with
appropriate deck fasteners. Fasteners should be positioned 1-
1/2" from the GRM edge. Install GRM-120 with 6" side laps and 6"
staggered end laps. Roll GRM-120 thoroughly with a 150 lb.
linoleum roller immediately after sheet is applied. Seal all "T"
joints with a troweling of GRM Sealant.
1.04.5 White Coating shall be applied to clean dry surfaces at
temperatures above 30 F. To prevent contamination of the
membrane surface coating shall not be applied when rain is
expected within three (3) hours. Install GRM White Coating to
membrane immediately after the membrane is rolled.
1.04.6 Thoroughly mix coating. The coverage rate shall be a
minurnum of 3/4 gallon per Joe square feet. Roof traffic shall
not be allowed until the coating has dried for a rninumum of three
(3) full days.
1.05.1 WARRANTIES: The roofing system manufacturer, W.R. Grace
& Co., shall furnish a written ten (10) year warranty.
1.05.2 The warranty shall state: The roof membrane and flashing
will remain in a watertight condition for the warranty period;
the GRM roof materials and workmanship will be covered for the
duration of the warranty; in the event the roof fails to so
perform, W.R. Grace b Co. shall, without additional cost to the
Owner, make repairs or modifications to the roof necessary to
enable the roof to perform as warranted; the cost to restore the
roof and flashing membrane to a watertight condition shall not be
limited to the original cost of the installed roof.
1.05.3 The Owner, can opt for the Teri Year Inspection and
Service Agreement upon sufficient compensation to the Contractor.

completion of the flashing and sheetmetal work.
The work under this Section shall include, but riot be limited to,

1.03 WHEN any inherent flashing which forms part of any
equipment such as vent pipes, exhaust fans, electrical devices,
etc. is insufficient to make a waterproof connection with the
roofing counter flashing, the roofing sub -contractor shall
furnish and install whatever, additional flashing or counter
flashing may be required to make a given connection waterproof.
1.04 SOIL and vent pipes extending through roof shall be
flashed with flashing furnished under the Plumbing Section and
installed under this Section.
1.05 Fla2hing shall be 26 gage galvanized steel or, 26 gage
"galvalume" and shall be a part of the roofing manufacturer's
system.
1_06 Ciuttgrs and DVwnsegyt§: white galvanized steel prefinished,
continuously formed aluminum leader head and hangers all a part
of the roofing manufacturer's system.
1.07 THE angle of bonds and the folds for interlocking the metal

Provide for thermal expansion of all flashing, counter flashing,
stops, etc. with joints on 10 foot centers and located two (2)
feet from corners and intersections.

1.01 Standard caulking compound shall be a one part acrylic latex
compound such as DAP latex caulk or DeWitt latex caulking. Color
shall be manufacturer's standard paintable grade. Use only for
interior trim work.
1.02 Sealant shall be a one part acrylic polymer Tremco Mono.
Provide anti-tack.agent as recommended by manufacturer. Use for
all exterior work, interior of window and door frames. No
substitutions will be allowed.
1.03 Joint filler shall be untarred oakum, fiberglass,
polyurethane or polyethylene foam. Filler shall be compatible in
all respects with caulking compound or sealant.
1.04 Glass caulking shall be one part polysulfide base sealant,
port -sag, and shall conform with Thiokol's Building Trade
Performance Specifications.
1.05 Fill joint to be caulked with joint filler, to within 1/21t
of surface. If joint width is 3/4" or greater, limit depth to
1/4" of surface. Dress all beads smooth. Clean excess material
from surrounding surfaces. Remove and replace beads which do not
adhere to both surfaces.
1.06 Roof system caulking shall be Butler "Parnlastic" rope caulk,
applied continuously along all roofing and flashing seams.
