Description
All ,American Roofing will remove and dispose of existing Shingle roof down to plywood sheathing on main house and building in rear of house.
AAR will inspect existing plywood sheathing and re -nail according to code.
AAR will replace up to five (5) sheets 518" CDX plywood if needed, No Charge.
AAR will install an ASTM self -adhered modified underlayment direct to plywood deck.
AAR will install 24ca. Galvalume accessory metals.
AAR will install new plumbing flashings at existing locations.
AAR will install 3 new 10"gooseneck vents on main house and 3 new 10" gooseneck vents on building in rear of home.
AAR will install a 24ga. 5-V Crimp Galvalume Metal Roofing System, fastened to code using 20yr Wood Zac Screws on main house and building
in rear of home.
AAR will procure permit and remove all roofing debris upon completion.
AAR will provide a 10 -year Workmanship Warranty and any applicable Manufacturers' Warranties upon final payment.

Notes: Sub Total: 524,499.86
Anv Work done beyond the scope of this contract will be invoiced additionally and Total: $24,499.86
separately.

TERMS This Proposal becomes a Contract upon, signing, Service will begin when the

60% of the contract price is due. Upon completion of job the remaining 30% of the contract
once is due immediately. If legal action is required to obtain final payment. customer will

6.1 General:
The FLAMCO "Off -Ridge Vents" are low profile, off -ridge roof vent for pitched roofs fabricated from
26 gauge, G-90 primed, galvanized steel with a galvanized steel mesh covering mechanically
attached to Plywood Deck.

12.1 The product assembly described herein has demonstrated compliance with the Florida Building Code
6th Edition (2017) Section 1708.2.
13.0 Limitations and Conditions of Use:
13.1 Design of support system is outside the scope of this report. Support shall be structural framing
members complying with the code and shall be designed by others.
13.2 Scope of "Limitations and Conditions of Use" for this evaluation:
This evaluation report for "State Approval" contains technical documentation, specifications and
installation method(s) which include "Limitations and Conditions of Use" throughout the report in
accordance with Rule 61G20-3.005. Per Rule 61G20-3.004, the Florida Building Commission is the
authority to approve products under "State Approval".
13.3 Option for application outside "Limitations and Conditions of Use"
Rule 61G20 -3.005(1)(e) allows engineering analysis for "project specific approval by the local
authorities having jurisdiction in accordance with the alternate methods and materials authorized in
the Code". Any modification of the product as evaluated in this report and approved by the Florida
Building Commission is outside the scope of this evaluation and will be the responsibility of others.
13.4 This report is a building code product evaluation per FLPE rule (FAC) 61G15-36 to comply with Florida
product approval rule (FAC) 61G20-3. This evaluation report is part of the Florida Building Commission
approval for the listed code related criteria. This report by James Buckner, P.E. and CBUCK Engineering
is not a design certification of code compliance construction submittal documentation, per FBC section
107, for any individual structure, site specific or permit design.
13.5 Structural loads shall comply with the design provisions of the FBC 6th Edition (2017), Chapter 16, Section
1609.
13.6 All metal components and fasteners shall be corrosion resistant in accordance with FBC, including but
limited to Sections 1504.3.2, 1506.6 and 1507.4.4.
13.7 Refer to applicable building code section for ventilation requirements.
13.8 Fire Classification is outside the scope of Rule 61G20-3, and is therefore not included in this evaluation.
13.9 This report does not evaluate the use of this product assembly as described in this report for use in
the High Velocity Hurricane Zone code section. (Dade & Broward Counties)

The manufacturer has demonstrated compliance of products in accordance with the Florida
Building Code and Rule 61G20-3.005 (3) for manufacturing under a quality assurance program

Prepare deck opening by trimming any shingles or tiles & existing nails that may interfere with ridge vent
installation. Apply roof cement to the underside, back and side flanges of the ridge vent. Cement should be
a 1/4" thick and extend 2" onto roof underlayment. (install cement in compliance with manufacturer's
installation guidelines.) Position vent base flange beneath loosened shingles and align with deck opening.
Attach the unit side flanges to deck with fasteners per Section 15.2.1 spaced 4" o.c. and 1" from each end.
Apply Roofing Cement to exposed fastener heads. Minimum fastener penetration thru bottom of support,
3/16".
The FLAMCO "Off -Ridge Vent" shall be installed in compliance with the installation method listed in this
report and applicable code sections of FBC 6th Edition (2017). The installation method described herein is
in accordance with the scope of this evaluation report. Refer to manufacturer's installation instructions as
a supplemental guide for attachment.

5.6.1 Wind Resistance for Underlayment Systems in Foam -On Tile Applications: FRSA/TRI April 2012 (04-12) does not
address wind uplift resistance of all underlayment systems beneath foam -on the systems, where the underlayment
forms part of the load -path. The following wind uplift limitations apply to underlayment systems that are not
addressed in FRSA/TRI April 2012 (04-12) and are used in foam -on the applications. Maximum Design Pressure is
the result of testing for wind load resistance based on allowable wind loads, and reflects the ultimate passing
pressure divided by 2 (the 2 to 1 margin of safety per FBC 1504.9 has already been applied). Refer to FRSA/TRI April
2012 (04-12), Appendix A, Table 1A or FBC 1609 for determination of design wind loads.

Deck: Min. 15/32 -inch plywood to meet project requirements to satisfaction of Authority Having
Jurisdiction.
Base Sheet: Titanium UDL-30 (printed side up)
Fasteners: 12 ga. annular ring shank nails having not less than 20 rings per inch, heads not less than 3/8 inch
diameter and length sufficient to penetrate through the thickness of deck not less than 3/16 -inch
with min. 32 ga., 1-5/8" diameter tin caps.
Spacing: 6 -inch o.c. at 4 -inch wide side laps and 8 -inch D.C. at three (3), equally spaced center rows.
Primer: ASTM D41 primer required over printed side of UDL-30.

5.6.4.1 For mechanically attached Base Sheet, the maximum design pressure for the selected assembly shall meet or
exceed that required under FRSA/TRI April 2012 (04-12), Appendix A, Table 1A.
Alternatively, the maximum design pressure for the selected assembly shall meet or exceed the Zone 1 design
pressure determined in accordance with FBC 1609. Zones 2 and 3 shall employ an attachment density designed by
a qualified design professional to resist the elevated pressure criteria. Commonly used methods are ANSI/SPRI
WD1, FM Loss Prevention Data Sheet 1-29 and Roofing Application Standard RAS 117. Assemblies marked with an
asterisk* carry the limitations set forth in Section 2.2.10.1 of FM Loss Prevention Data Sheet 1-29 (January 2016)
for Zone 2/3 enhancements.
5.7 Exposure Limitations:
Titanium UDL-25, Titanium UDL-30, Titanium UDL-50 or Titanium PSU-30 shall not be left exposed for longer than
180 -days.

5.8 Tile Slippage Limitations (per FRSA/TRI April 2012 (04-12)):
When loading roof tiles on the underlayment in direct -deck tile assemblies, the maximum roof slope shall be as
follows. These slope limitations can only be exceeded by using battens during loading of the roof tiles.

Mechanical attachment of Titanium UDL-50 is limited to ring shank roofing nails with minimum 3/8 -inch diameter
heads; ring shank roofing nails with minimum 1 -inch diameter plastic caps; screws and plates; or plastic cap staples.
6.3.2.1 Code Reference: The Exception statement in FBC 1507.1.1 and FBC R905.1.1 states: "...except metal cap nails small

6.3.3 Slopes of 4:12 or greater:
End (vertical) laps shall be minimum 6 -inches and side (horizontal) laps shall be minimum 4 -inches. End (vertical)
laps shall be offset from course to course not less than 6 feet.
Minimum attachment shall be in accordance with FBC Table 1507.1.1 or R905.1.1. When batten systems are to be
installed atop the underlayment, the underlayment need only be preliminarily attached pending attachment of the
battens.
6.3.4 Slopes of 2:12 to less than 4:12:
End (vertical) laps shall be minimum 12 -inches and side (horizontal) laps shall be minimum 25 -inches. End (vertical)
laps shall be offset from course to course not less than 6 feet.
Begin by fastening a 25 -inch wide strip along the eaves. Place a full -width sheet over the starter, completely
overlapping the starter course. Continue upslope, maintaining minimum 25 -inch side (horizontal) laps, resulting in
a double -layer application.
Minimum attachment shall be in accordance with FBC Table 1507.1.1 or R905.1.1. Secure end laps 4 -inch o.c.
When batten systems are to be installed atop the underlayment, the underlayment need only be preliminarily
attached pending attachment of the battens.
6.4 Titanium'"° PSU-30:

Shall be installed in compliance with the codified requirements for ASTM D1970 underlayment in FBC Table
1507.1.1 for the type of prepared roof covering to be installed, and Owens Corning published requirements.

6.4.2 Nail -On Tile Applications:
Shall be installed in compliance with the requirements for Self -Adhered Membrane underlayment set forth in
FRSA/TRI April 2012 (04-12), and Owens Corning published requirements. Titanium'" PSU-30 shall be back -nailed
max. 6" o.c. with 12 ga. galvanized annular rink shank nails through 32 ga., 1 -5/8 -inch diameter tin caps in
accordance with Owens Corning published installation requirements.

For nail -on tile installations, install Titanium UDL-30 (top surface primed or sheet inverted) in accordance with
FRSA/TRI April 2012 (04-12), using Section 6.3 as a guide, and considering the wider sheet width relative to ASTM
D226 felt. Then apply Titanium PSU-30 in accordance with Section 6.4.
