We made periodic inspections of the clubhouse roof framing repair work at the
Regency Island Dunes Condominium located at 8640 S. Ocean Drive, Jensen
Beach in the employ of the Condominium Association. The purpose of the

1) The purpose of the inspection was to check on the progress of roof restoration on the
east elevation of recreation building.
2) The crew has completed the construction of roof framing at the first floor level strapping and
clipping the soffit and rafter portions of the on-site fabricated trusses to the structure. The
Contractor was advised to add additional twist strapping to each of the top cords that will extend
down onto the double 2 x 10 beam.
3) The detail for framing of the second floor roof was explained to the Contractor, which included
scabbing back onto the existing upper truss member in addition to adding plywood gussets to
reinforce the connection \^Jith the bottom and top cords at the upper truss level.
4) Details were also described for installation of the "out looker" rafters at the gable end, which
should be clipped to the first truss west of the gable and strapped onto the gable itself.
5) A follow-up inspection will be required to observe the completion of the framing details.

1) The purpose of the inspection was to check on the framing of the east elevation 2nd and 3rd floor
overhangs of the clubhouse.
2) The framing of the 1 st floor level is acceptable with the crews having installed clips, straps and
gusset plates as requested. The fascia board is slightly bowed out at the northern third of the
north-south run. This run should be reworked so that the line of fascia is aligned within % inch.
At a few locations the fascia does not reach either the hip jacks or the truss tails being short by
as much as 2 inches. The truss tails should be scabbed to make contact with the fascia and
additional nails added.
3) The 2nd floor roof framing at the tie beam and connections to the structure are acceptable. The
actual framing on the trusses and installation of gussets and clips is also acceptable.
4) Installation of the fascia board at the 2nd floor level is unacceptable. The lines of the roof have
not been kept in conformance with the existing line at the southeast corner of the second floor
roof system. The crew will have to completely remove the fascia installation on the northeast
portion of the new framed area. The north run of fascia board should be a single length of 2" x
8" and should maintain the same elevation as the existing run which continues to the west over
30 feet. Currently the northeast run of fascia dips to the northeast corner by as much as 3
inches.
5) The Owner and/or Manager will provide final approve the installation of the fascia board since
this is primarily a visual concern. All of the framing members beyond the fascia board and within
the truss system are acceptable and have been approved,
6) It should be noted that the nailing of the plywood sheathing into the fascia is critical to the uplift
capabilities of the sheathing and should be inspected by a building inspector or the Engineer.

1) The purpose of the inspection was to check on the framing of the east elevation truss system for
the clubhouse. The Contractor has framed a portion of the southeast corner and there are some
adjustments to be made in the anchoring system.
a) The LSU 26 clips need to be added to the top end of the top cord to attach this member to the
wall plate. They were also instructed to do the same on the north\^Jest corner 'vA/hich is
currently under construction.
b) The existing accessible wall plates should be removed and replaced with pressure treated
wall plates anchored to the concrete beam with 3 % " concrete anchors.
c) Concrete anchors should be added to anchor all locations at 12 inches on center where \^/all
plates are in contact with masonry.
d) Plywood gussets should be added to the truss assembly nailed at four inches on center at the '
top of the framed beam in the assembly.
