This Warranty Deed made this- y of December, 2019 between Nancy Bredemeyer, a married woman,
Executor of the Alta B. Herman Estate whose post office address is 4710 Elm Avenue, Fort Pierce, FL 34982, grantor,
and Jeremiah Cole, a single man and Sharon A. Hanlon, a single woman, as joint tenants with right of survivorship,
whose post office address is 4710 Elm Avenue, Fort Pierce, FL 34982, grantee:
(Whenever used herein the terms "grantor" and "grantee" include all the parties to this instrument and the heirs, legal representatives, and assigns of
individuals, and the successors and assigns of corporations, touts and trustees)
Witnesseth, that said grantor, for and in consideration of the sum of TEN AND N0/100 DOLLARS ($10.00) and other
good and valuable considerations to said grantor in hand paid by said grantee, the receipt whereof is hereby acknowledged,
has granted, bargained, and sold to the said grantee, and grantee's,heirs and assigns forever, the following described land,
situate, lying and being in Saint Lucie County, Florida to -wit:
Beginning at the Northwest corner of Outlot 2 of Plat of Town of White City Florida, as recorded in
Plat Book 1, Page(s) 21, Public Records of St. Lucie County, Florida, run thence East, along the
North line of said Outlot 2, 260 feet; thence South 0017 1/2' West, 225 feet; thence West 260 feet to
the East right-of-way line of Elm Avenue; thence North 0017 1/2' East, along the East right-of-way
line of Elm Avenue, 225 feet to the Point of Beginning, said Tract being a part of afore -said Outlot 2,

SUBJECT TO restrictions, reservations, limitations, and easements of record, if any; this reference
to said restrictions shall not operate to reimpose the same, and taxes for the year 2020 and

Grantor warrants that at the time of this conveyance, the subject property is not the Grantor's
homestead within the meaning set forth in the constitution of the state of Florida, nor is it contiguous
to or a part of homestead property. Grantor's residence and homestead address is 3691 Eleven Mile
Road, Ft. Pierce, FL 34945.
Together with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining.
To Have and to Hold, the same in fee simple forever.
And the grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee simple; that the
grantor has good right and lawful authority to sell and convey said land; that the grantor hereby fully warrants the title to said
land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all
encumbrances, except taxes accruing subsequent to 12/31/2019.
