HomeMy WebLinkAboutMemorandum - Building height for this permitGROWTH MANAGEMENT DEPARTMENT PLANNING DIVISION MEMORANDUM TO: Joe Cicio, Plans Examiner FROM: Kara Wood, TVC Planning Manager CC: Robin Meyer, Assistant Growth Management Director DATE: July 6, 2009 SUBJECT: Adman Investment — Building Permit #0808-0109 In response to your request for determination on the building height for this permit, the County's Land Development Code Chapter 2 defines height as follows: Height: The vertical distance between the minimum finished grade and the highest finished main roof surface in the case of flat roofs or shed roofs, the deck line of a mansard roof and the average distance between the eaves and the ridge of sloped roof with a pitch greater than a 4:12 ratio. For the purpose of this Code, minimum finished grade shall be that elevation, for both residential and nonresidential uses, required to meet minimum flood protection regulations. SHED IFLAT RGDF DESIGN m This definition is in contrast to other code examples, which define height as "the highest point of the coping of a flat roof or "the top of the parapet." Given this distinction in the Code language, we have determined that the County code reference to the "main roof surface" indicates the roof deck itself, excluding the height of the parapet and other features that may vertically project beyond the roof deck. In this interpretation, we believe the applicant has conservatively defined the building height as the roof deck of the stairwell. The roof height of this building could also be identified as that of the main building at 42.75 NGVD, or 26.24 feet.
