Dear Leslie Olson,
It has been documented the existing and proposed finished floor elevation is not meeting
the 18" above the centerline of the road. The centerline of the road is currently 16.45 feet,
the proposed finished floor elevation is 17.40 feet with a deficiency of 0.55 feet.
The home construction was in 1971 by a previous owner. Gregory Johnson purchased
the home in 1996. It was an occupied and livable home up until a house fire, which
occurred in January 2019.
It would be too costly on our behalf to meet the 18" above the centerline of the road. In
addition, I would like to stress this home is getting substantial addition to an already
existing home and is in a no flood zone. I am requesting you bypass and grant relief of
the floor elevation code for our highly anticipated addition to this residence.

RE: Finished floor waiver
Dear Mr. and Mrs. Johnson:
Please accept this letter in response to your written request received May 7, 2020 to waive the
required finished floor elevation of 18" above the drown of the adjacent road. The waiver request
is for an existing single family residence and proposed addition to the single family residence
located at 3705 Ave I, Fort Pierce.
Pursuant to Section 7.04.0 l(C-3) of the St Lucie County Land Development Code, the Planning
and Development Services Director has the authority to grant administrative relief, when
topographical conditions are such that compliance with this subsection would be impracticable
or cause grade level conditions detrimental to adjacent or nearby property, consistent with the
intent of the Flood Protection regulations and any other applicable portion of this Code.
The Planning and Development Services Director has granted your request for administrative
relief of the finished floor elevation based on the following determinations:
1. The property is located in flood zone X.
2. The elevation of the center line of the adjacent road is 16.45' NAVD.
3. The finished floor elevation of the existing building and the proposed addition is 17.40'
which is 0.95' above the center line of the adjacent road.
4. The construction is proposed to an existing building. To change the finished floor elevation
to meet the requirements of the Code would be impracticable and cause grade level
conditions detrimental to adjacent property and would be costly.
This approval does not in any way constitute authorization to begin construction. Prior to the
commencement of any construction on this property, an application for specific building permit
must be obtained from this department.
