Please provide garage floor surface noncombustible, sloped floor, per R309.1 of the Florida Residential
Building Code 6 ° Edition, 2017.
Response: Please refer to sheet CS2 for updated notes referencing a noncombustible garage floor
surface and sheet F-1.0 for the 118"per 12"garage slope note per code section R309.1.
Comment — Plan Review:
Please correct notes on sheet AM attic ventilation to reflect current R806 of the Florida Residential Building
Code 6d' Edition, 2017.
Response: Please refer to sheet A3.1 for updated attic ventilation notes per code section R806.
Comment — Plan Review:
Please provide insulation values of ceilings, walls and ducts on plan set to reflect energy calculation insulation
values, per 107.2 of the Florida Building Code 6 s Edition, 2017.
Response: Please refer to the building sections shown on sheet A5.1 for ceiling and wall insulation
values. Please refer to the Energy Calculations for duct insulation values.
Comment — Plan Review:
Please remove nonrelated details and notes, floor framing, typical stairs construction, etc. from plan set, per
107.2 of the Florida Building Code 6' Edition, 2017.
Response: All nonrelated details and notes have been removed from the plan set. Please refer to sheet
5-0.0.
Comment — Plan Review:
Please indicate which roof framing plan is being submitted, Builders First Source sheet which is shop stamp
reviewed or S-1.3 of plan set, per 107.2 of the Florida Building Code 6' Edition, 2017.
Response: Please refer to the roof framing plan provided by Builders First Source.
Comment — Zoning Review:
The SFR is not allowed to have a 2nd kitchen and stove. Kitchenette will need to be labeled as Wet Bar.
Response: The Kitchenette located in the Extra Suite Plus Living Room has been renamed to Wet
Bar. Please refer to sheets Al.l, El.l and Pl.
In addition to the review comments noted above, we have also incorporated items received on other permit sets
reviewed by St. Lucie County for the Waterstone community.
• The type of termite treatment has been added to the plans. Please refer to sheet CS 1.
• The cubic volume has been added to the area calculation table. Please refer to sheet CS 1.
• The overhang separation dimension has been added to the building elevations. Please refer to sheets
A2.1 and A2.2.

In addition to the plan updates noted above, the following general plan updates have also been incorporated into
the plans.
• All masonry openings are now dimensioned to the centerline of the opening. Please refer to sheet Al.1.
• The refrigerator located in the Kitchen is now standard. Please refer to sheet Al. I.
• A waterproof GFI has been added to the exterior of the home, adjacent to the electrical meter. The
electrical plan and riser diagram have been updated. Please refer to sheet E1.1.
