This Warranty Leasehold Estate Deed made this � day of August, 2020, BETWEEN Gary L.
Evans and Deborah L. Evans, husband and wife, whose post office address is: 230 Norwich Lane,
Melbourne Beach, FL 32951, Grantor`, and Eric J. Gibson and Sharon M. Gibson, husband and wife,
whose post office address is 6713 Gaviota, Fort Pierce, FL 34951; Grantee*
WITNESSETI-i, That said Grantor, for and in consideration of the sum of TEN AND 001100 ($10.00)
Dollars and other good and valuable considerations to said grantor in hand paid by said Grantee; the receipt
whereof is hereby acknowledged, has granted, bargained and sold to the Grantee and Grantee's heirs and
assigns forever a Leasehold Estate in and to the following described real property situate, lying and being
in S'T. LIICIE County, Florida, to -wit:
Lot 20, Block 38, SPANISH LAKES FAIRWAYS - NORTHEAST PHASE, according to the Plat
thereof, as recorded in Plat Book 35, Page 5, Public Records of St. Lucie County, Florida.
SUBJECT TO restrictions, reservations, covenants and easements of record which are not reimposed
by this deed; taxes for the year 2020 and years subsequent thereto; and all applicable zoning
ordinances.
SUBJECT TO that certain Lease by and between Wynne Building Corporation, a Florida
corporation, doing business as Spanish Lakes Communities and Tenants to be Grantees in Warranty
Leasehold Estate Deeds, dated October 1, 1996 and recorded in Official Records Book 1038, Page
2804, as amended, of the Public Records of St. Lucie County, Florida which Grantee herein
acknowledges and agrees to assume and pay.
Together with all the tenements, hereditaments and appurtenances thereto belonging or in anywise
appertaining.
To Have and to Hold the same in leasehold estate.
And the Grantor [wreby covenants with said Grantee that except as above noted, the Grantor is the lawful
owner of said real property; that it has good right and lawful authority to transfer and assign a Leasehold
Estate therein; that it wan -ants the title to said Leasehold Estate, subject to the terms and conditions thereof,
and will defend the same against the lawful claims of all persons whomsoever.
*"Grantor" and "Grantee" are used for singular or plural, as context requires.
