HomeMy WebLinkAboutLETTER-CONDITIONAL APPROVALDIAMOND​ ​SANDS​ ​HOA ARCHITECTURAL​ ​REVIEW​ ​COMMITTEE CONDITIONAL​ ​APPROVAL August 23rd, 2019 Joe Miranda 7916 S Ocean Drive Jensen Beach, FL 34957 Re: Lot 5 Dear Mr. Miranda, Your house plans have been reviewed by the Diamond Sands Architectural Review Committee and you have received approval to commence construction subject to the following conditions: 1. Compliance with the current $35,000 minimum landscape requirement, including removal of exotic or invasive vegetation on the dune and replacement with native dune vegetation; ●Any landscape screening of equipment for the residence and the balance of plants and trees surrounding the residence. ●The $35,000 does NOT include restoration of the dune, nor the cost for irrigation of your property. ●Should you decide to plant any trees other than the ones listed; you must receive approval from the ARC prior to planting. The ARC strongly suggests that you do not plant coconuts that are less than 22’ in height for the base of the coconut palm. Planting anything less may obstruct views for you or your neighbors; as well as the palm frowns leaning up against your neighbor creating a dirty green/black residue causing maintenance issues for your neighbor. In addition, any palm frowns that fall outside of your property line, your neighbor has the right to cut leaving you with palm trees that may not be to your liking. 2.​ ​Provide final exterior color selections, as well as other exterior materials, to the ARC for final​ ​approval if the color schematic is different than the one submitted. 3. Payment of the $25,000 refundable construction deposit ASAP since you already cleared your lot and construction has begun. This​ ​check should be made payable to the Diamond Sands Homeowners Association Inc. Please advise if you have additional questions. A copy of this letter will also be emailed to your builder.
