Dear Mr. Testa:
The above referenced parcel has a zoning designation of AG-1 (Agriculture 1
du/ 1 ac) and is designated on the Land Use Classification Map as TVC
(Towns, Villages, and Countryside).
The above parcel is nonconforming because it does not have any frontage
on a public road. In order for a parcel to be considered a nonconforming lot
of record and thereby qualify for a waiver of this requirement, it must exist in
separate ownership and not be contiguous to other lots in the same
ownership prior to July 1, 1984 pursuant to Section 10.00.04, St. Lucie
County Land Development Code.
I researched county records and found that the property was contiguous to
other lots in the same ownership prior to July 1, 1984. Parcels 1334 501
0001 000/4 (parcel to the east), 1334 501 0003 00018 (parcel to the west),
and 1334 501 0002 00011 were all owned by Associate State Realty Inc. The
current owner, Corinne Richardson, owns all three parcels. As a result, the
parcels must be sold together. If the lots are sold together, then there is no
frontage issue, and the property would be in compliance with dimensional
zoning requirements.
In conclusion, the above referenced parcel is not buildable if it is sold
separately without the two other parcels previously mentioned.
