Other responses to comments will be submitted separately by the Project Architect and Project Land Surveyor, Each response is listed in the same order as they were provided and the Headings as appropriate: Environmental Review A Landscaping Plan and Irrigation Plan has been prepared by Sabine Marcks of Landscape Design Associates, LLC and has been attached herein. Plans Examiner — Mechanical, Plumbing It is our understanding that the Project Architect Michael Minard has submitted that material under separate cover. Plans Examiner — Product Approvals It is our understanding that the NC)As have been submitted directly to Mr. Fersch and has subsequently approved them. Water Ouaiity Review The submitted Site Plans consisted, among other items: a Sediment and Erosion Control Plan a Stormwater Mitigation System with calculations and a report. We have spoken with Mr. Chambers and have filed applications applicable to this project. Please note that a detail of the trash enclosure and fencing has been included on the Site Plans prepared by this office. It is our understanding that the project architect has included a Site Sign along with his drawings. Unity of Titre An application to join the parcels has been submitted to the Tax Assessor for approval. A copy of the application is attached. Existing Billboard To the best of this office's knowledge and understanding the billboard was removed. Architectural Elevations Michael Minard has already or will, provide the required building elevations Site Lighting The only Site Lighting anticipated will be building mounted for security purposes. The fixture is fully shielded to limit glare or interference to adjacent properties. Demolition Permiti'sl Demolition permits were issued for the removal of both buildings on site. Attached are copies of those permits. Flood Zone Based upon the FEMA FIRMette, the property is located within a Zone X (Minimal Flood Hazard). A note to the effect has been added to the Site Plan and Survey. A copy of the FIRMette is attached for your files. South 37`r' Street The matter of the right of way was discussed during a field meeting in which Grant Chambers, PE, Lugey Dawson and Baby Thottakara were in attendance. It was determined that due to the location of FP&L Transmission Lines, [along the westerly side of South 371" Street) any road widening would place the concrete transmission poles in the approximate middle of a lane requiring the relocation of all the poles along the entire length of the roadway. The obvious conclusion was that FP&L would resist relocating these poles in this instance due the expense involved. Other contributing factors to consider includes: The only development on South 37"' Street has occurred on the westerly side of roadway while the land on the easterly easterly side of the road is entirely undeveloped. Therefore, expanding the right of way to the east would not effect any existing development Conversely, if land were taken from the western side of South 37" Street it is possible that it would create zoning non -conformities with the existing developed lots; which could essentially devalue those properties. it is apparent that the right of way on the westerly side of South 371'' Street at its intersection with Okeechobee has already been expanded to facilitate the future widening of the right of way should the need to do so ever be warranted.
