Dear Owners;
The Association has reviewed .your request to L) demo the existing dwelling on lot 320, 2.) install a 3' concrete
sidewalk on the left side, 3,) install -a new modular.home, 4,) install pavers in the remaining left and rear sides
of the property. The site plan you have presented complies with all parking andsetback requirements, however,
the property currently has existing concrete and a storage unit both located in the rear 5' setback. The
Association approves of your construction requests as stated above, subject to the property being brought into
compliance with all current Nettles Island rules and regulations. Specifically, you must remove the, existing
concrete in the 5' setback and relocate the -storage unit to an approved location. The new location -of the storage
unit must be registered and approved by the Architectural Committee.
Please be advised that it is the owner's responsibility to make the trash can accessible on trash pickup days
since one of the two designated 8' x 18' parking spaces is indicated to be located over the trash container. The
pavers may be installed so long as drainage of water shed from paver installation does not adversely affect
neighboring properties.
Please adhere to all Nettles Island governing documents including but not limited to the Nettles Island
Procedures Governing Contractor and Building Activity on Nettles Island. You must provide us with a copy of
the -permit prior to commencing construction and a final survey upon: completion, Removal of pavers for repairs
to any .utilities will be the responsibility of the unit owners. The Association suggests you contact FPL,
Comcast; Blue Stream, and ATT to inquire about adding conduit for future utility repairs or replacement. Also,
please be advised that all Architectural approvals issued by Nettles Island are valid for six (6) months. If
additional time is needed, owners must submit supporting, documentation to request an additional six (6)
months.
