4 AN ORDER OF THE PLANNING AND DEVELOPMENT
5 SERVICES DIRECTOR GRANTING A MINOR ADJUSTMENT TO
6 THE OAKBRIDGE SUBDIVISION MINOR SITE-PLAN

8 WHEREAS,the St. Lucie County Planning and Development Services Director has reviewed the
9 request for a MinorAdjustment to the Minor Site Plan for Oakbridge Subdivision and reviewed the
10 comments of the Development Review Committee and has made the following determinations:

12 1. Association of Oakbridge Homeowners, Inc. requested a Minor Adjustment to the Minor-
13 Site Plan for Oakbridge Subdivision to construct a dry hydrant utilizing water from the
14 existing interconnected lakes for firefighting purposes and to remove the condition of
15 approval requirement of fire sprinkling of each residence.

17 2. On April 19, 2007 the Planning and Development Services Director granted approval to
18 the Oakbridge Subdivision Minor Site Plan through GM Order 07-005 that included a
19 ; condition•of approval forthe provision of"All single familyhomes will be required to install
20 fire sprinklers as a fire protection system."

22 3. The petitioner,Association of Oakbridge Homeowners, Inc.,was granted approval by the
23 St. Lucie County Fire District to remove the condition of approval and be permitted to
24 construct a dry hydrant utilizing water from the existing interconnected lakes forfirefighting
25 purposes.

27 4. The Development Review Committee has reviewed the MinorAdjustmentto the proposed
28 project pursuant to the Land Development Code (LDC), Section 11.02.03 and found it to
29 meet technical .requirements and to be consistent with the general purpose, goals,
30 objectives,and standards of the St. Lucie County Comprehensive Plan. Planning staff has
31 performed a detailed analysis of the project and found it to be consistent with the St.Lucie
32 County Land Development Code and Comprehensive Plan. The analysis is found in the
33 Planning and Development Services memorandum titled Oakbridge MinorAdjustmentto
34 Minor Site Plan, dated July 18, 2016.

36 5. The project will not have an undue adverse effect on adjacent property,the character of
37 the neighborhood,traffic'conditions, parking, utility facilities,or other matters affecting the
38 public health, safety, and general welfare.

40 6. All reasonable steps have been taken to minimize any adverse effect of the proposed
41 project on the immediate surroundings through building design,site design, landscaping
42 and screening.

44 NOW,THEREFORE,BE IT ORDERED by the Planning and Development Services Director of St.
45 Lucie County, Florida:

47 A. Pursuant to Section"11.02.03(C) of the St. Lucie County Land Development Code, this,
48 Minor Adjustment is hereby approved as shown on the drawing prepared by M. Randall
49 Rodgers, P.E., dated July 6, 2016 and date stamped by the Planning &Development

10 C. This MinorAdjustment to Oakbridge Subdivision shall expire on July 18,2018, unless the
11 dry hydrant is approved by the Fire District or an extension is granted in accordance with
12 the provisions of Land Development Code, Section 11.02.06.

i 14 D. The Association of Oakbridge Homeowners, Inc. is advised as part of this Minor
15 Adjustment approval for Oakbridge Subdivision including any successors in interest, the
16 developer shall obtain all applicable development permits and construction authorizations
17 from the appropriate state,federal and local regulatory agencies including, but not limited
18 to,the United States Army Corps of Engineers, the Florida Department of Environmental
19 Protection, South..Florida Water Management District, and the St. Lucie County
20 Environmental Resources and Building Departments prior to.the commencement of any
21 development activities on the property described in Part B. Issuance of this permit by the
22 County does not in any way create any rights on the part of tho developer to obtain a
23 permit from a state or federal agency and does not create any liability on the part of the
24 County for issuance of this permit if the developer fails to obtain requisite approvals or
25 fulfill the obligations imposed by a state or federal agency or undertake actions that may
26 result in a violation of state or federal law_

28 E_ A copy of this Minor Adjustment to Oakbridge Minor Site Plan shall be placed on file with
29 the St. Lucie County Planning and Development Services Director.

31 F. This order shall be recorded in the Public Records of St_ Lucie,County.

33 ORDER effective the 18'h day of July, 2016.
