THIS WARRANTY DEED, made the 23rd day of October, 2020 by 1 Serendipity Group LLC, a Florida Limited
Liability Company, whose post office address is 2301 NE Savannah Road #1634, Jensen Beach, FL 34958, herein
called the Grantor, to Sally Lynn Kilcran, a single woman, whose post office address is P.D. Box 882213, Port
Saint Lucie, FL 34988, hereinafter called the Grantee:

representatives and assigns of individuals, and the .successors and assigns of eotporatiotrs)
W IT N F S SET If: That the Grantor, for and in consideration of the sum of TEN AND 00/100'S (S 10.00) Dollars
and other valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens,
remises, releases, conveys and confirms onto the Grantee all that certain land situate in ST. LUCIE; County, State of
Florida, viz.:
Condominium Unit No_ 204 of Building No. 24 of VISTA ST. LUCI E, a Condominium, according to The
Declaration of Condominium recorded in O.R. Book 384, Page 2840, and all exhibits and amendments
thereof, Public Records of Saint Lucie County, Florida.
Subject to easements, restrictions and reservations of record and taxes for the year 2020 and thereafter,
and the Declaration of Condominium described above, including anv amendments or attachments
thereto which the Grantee herein agrees to observe and perform and including but not limited to the
payment of assessments for the operation of said condominium.
TOGETHER, with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND, the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized of said land in fee simple;
that the Grantor has good right and lawful authority to sell and convey said land, and hereby warrants the title to said
land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all
encumbrances, except taxes accruing subsequent to December 31, 2019.
